Position: Facility Condition Assessor (Maintenance Coordinator 1)

What You Will Do

MSS-Data Group delivers critical facility data services and is responsible for the planning, coordination, and execution of infrastructure/asset management across the institution and is also responsible for required DOE and NNSA reporting. The Data Group within the Maintenance Site Services (MSS) Division at Los Alamos National Laboratory (LANL) seeks motivated applicants for a BUILDER Facility Condition Assessor. The BUILDER program supports initiatives tied to the management of all real property data in addition to multiple programs as they relate to the planning, tracking and management of facilities and infrastructure projects.

The selected candidate will work in a highly motivated and cohesive team to bring forth effective results.

Successful applicants must be self-motivated and able to work independently, as well as in a team, and to engage directly with a variety of internal and external customers of LANL. This position will work with stakeholders across multiple laboratory disciplines to accurately determine facility and equipment inventory and condition. Safety and security are a primary responsibility for all Laboratory employees. The applicant shall maintain up-to-date required safety and security training, assure safety and security compliance, and make safety and security an integral part of every task, including taking the necessary steps to stop work if continuing the job is unsafe or compromises security.

Duties for this position include, but are not limited to:

  • Collecting facility data for entry in the BUILDER SMS System utilizing various methods including facility condition assessments, facility management interviews, maintenance documentation, project information, or other institutional documents.
  • Compiling and delivering concise and accurate reports to management and stakeholders.
  • Working with database administrators and stakeholders to ensure data systems meet reporting requirements.
  • Researching, assembling, and/or evaluating data regarding Laboratory programs, industry practices, or applicable regulatory changes affecting facility and infrastructure.

What You Need

Minimum

Job Requirements:

Knowledge & Expertise: Working knowledge of conducting inventory of facility equipment. Ability to understand mechanical, and/or electrical facility maintenance. Ability to understand and interpret various mechanical and electrical documents, blueprints, drawings, and schematics. Ability to understand work hazards, safety practices and lock-out/tag-out policies and procedures for LANL facilities.

Maintenance Operations: Experience participating in the planning and development of short-term and long-range planning of facility condition assessments to meet program requirements. Ability to understand the Laboratory's facility maintenance policies, practices, and procedures. Ability to inspect large complexes, including mechanical/electrical systems, sub-components, and supporting systems.

Business Systems: Experience working with databases to collect, manage, interpret, and report data. Competency with desktop software such as Microsoft Office. Ability to utilize and manipulate a computerized work management system, personal computer software, and site licensed programs in creating and maintaining maintenance reports.

Communication: Knowledge in initiating, compiling, and delivering concise and accurate oral and written presentations on project status, changes, and alternative approaches.

Education/

Experience:

Position requires a bachelor's degree and a minimum of 2 years of technical and maintenance related experience, or an equivalent combination of education and experience directly related to the occupation.

Essential Job Functions (can perform with or without reasonable accommodation): Walking, climbing ladder, and carrying/lifting 5 to 10 pounds.

Qualifications:

  • Demonstrated on-the-job experience or formal education in building construction and systems: electrical, mechanical/HVAC, Fire Protection, Architectural/Structural, etc.
  • Working knowledge of related work hazards and safety programs.
  • Skill in the preparation and presentation of infrastructure condition and analysis reports.
  • Knowledge of the Laboratory's infrastructure and site planning policies, practices, and procedures.
  • Experience working with the BUILDER Sustainment Management System and Condition Assessment Information System (CAIS) for conducting assessments or similar facility condition tracking/projection systems.
  • Engineering or Engineering Technology degree preferred.

Work Location: The work location for this position is hybrid and located in Los Alamos, NM. Hybrid is defined as working partially onsite/partially offsite but within 2 hours ground commute of this location. All work locations are at the discretion of management and can change at any time with appropriate notice.
