Overview
The Senior property Accountant is responsible for performing the established daily and monthly accounting procedures for an assigned portfolio of properties. Responsibilities include the accurate and timely reporting of property level financial statements in accordance with US GAAP and Company’s policies. The Senior Property Accountant will perform the essential accounting functions to complete monthly/quarterly month end financial packages, prepare forecast and budget in close collaboration with the General Manager and the Senior Property Manager, and apply critical thinking to challenge and enhance business performance.
Key Responsibilities- Prepare monthly financial reporting package including balance sheet, income statement, supporting schedules and other reports as needed for each property.
- Preform month-end close procedures, including but not limited to create and post journal entries, perform bank reconciliations, create and post monthly property expense accruals, variance analyses, and other month-end procedures.
- Preform daily activities such as create batches for tenant receipts, post tenant billing adjustments, review and post prepayment applications to open charges, review and approve invoices.
- Monitor and maintain cash balances daily, review payables ensuring that vendor invoices are processes for payment as needed.
- Ensure all transactions including but not limited to expenses, receipts, owners distributions, funding request and other transactions for the accounting period have been accurately posted.
- Calculate Owner’s distributions and/or funding requests as necessary.
- Prepare monthly income statement analyses that compare actuals to budget.
- Preform annual/quarterly CAM reconciliations.
- Set up and terminate leases in Yardi.
- Participate in annual budget process and quarterly current year forecasting for the responsible assets.
- Ensure timely response to all request from Account management team and/or client in relation to any property accounting questions or issues.
- Prepare data to support the annual financial statements audit and/pr preparations of tax returns.
- Maintain the overall integrity of financial records of assigned portfolio.
- Assume additional responsibilities and performs special projects as needed or directed.
- Bachelor's Degree in Accounting or Finance required
- Working knowledge of US GAAP
- Minimum of 3 years of commercial property accounting experience with both retail and office assets is required
- Strong proficiency in Microsoft Office Suite, especially Excel, Outlook and Word
- Must be self-directed, motivated and logical in problem solving; well organized with attention to detail; follow through with assignments
- Strong written and oral communication
- Regular, predictable attendance is an essential function of this job.
