Role Description

The project’s lead point of responsibility and accountability in the field to uphold Kennedy Richter Construction’s values (Creativity/Communication/Quality), standard of daily performance, and procedures from planning to completion. The ideal candidate will have strong leadership abilities, extensive hands-on experience in construction, and a deep understanding of building codes and industry regulations. Project activities will take place within Los Angeles, Riverside, and Orange counties.

Key Responsibilities

PLANNING

  • Review project startup packet, plans, submittals, and project manual with internal project team prior to mobilization. Identify any areas of concern within the scope and/or detail regarding coordination, constructability, etc.
  • Review and become familiar with project schedules and budget, ensuring adherence to these
  • Consider the best interest of KRC and client when making decisions
  • Proactively foresee and identify problems in advance, eliminating them before they occur
  • 6 Ps – Prior Planning Prevents Piss Poor Performance

SCHEDULING / COMMUNICATION

  • Effectively communicate with tenants, owners, architects, engineers, inspectors, board members and subs
  • Facilitate Weekly Subcontractor Meetings - forecast and strategize upcoming work with foreman, manpower and logistical considerations
  • 3 Week Schedules – develop and issue weekly, forecast the upcoming work and activities in the near term
  • Schedule and coordinate required site visits from Architect/Engineer and incorporate into 3-Weeks
  • CPM (Critical Path Method) Schedules – understand CPM logic, timelines, and critical activities, assist project management with monthly updates by providing field knowledge and perspective as it relates to long term scheduling

EXECUTION

  • Fully understand all that happens, occurs or does not occur is a result of their fully committed engagement.
  • Comprehensive review of all subcontracts and scope of work prior to subcontractor mobilizing to the site.
  • Review plans, submittals, and project manual with crew leaders before tasks are performed.
  • Review products and ensure crews have complete understanding of material applications
  • Schedule on site products demonstrating and discussions
  • Preinstallation Meetings– hold with A/E, subcontractors and manufacturers prior to production work being performed for any key scope of work
  • Schedule inspections with local building inspectors and project architect
  • Evaluate field personnel performance

QUALITY AND SAFETY

  • Perform weekly scheduled onsite safety meetings.
  • Field walks to ensure quality and safety standards are upheld.
  • Weekly jobsite safety inspections via Procore
  • Identify, develop and perform quality control inspections/checklists in Procore
  • Maintain Jobsite Cleanliness – this is the initial perception of the jobsite for clients, keep it clean
  • Manage site logistics – access for subs/vendors, delivery coordination, traffic control, laydown, etc.

DOCUMENTATION

  • Create photo log of preconstruction status of building(exterior and interior existing conditions) prior to construction
  • Jobsite progress photos to be taken daily and posted in Procore with assigned album and descriptive narrative
  • Identify and manage job changes through RFIs. Create and notify PM of RFIs in real time.
  • Daily Logs - Document manpower and daily events in daily reports
  • Cost code daily tasks for T&M work so costs are allocated to the correct budget line item
