Position: Assistant Development Manager / APM - Multifamily

City Pads is a private equity fund manager and multifamily housing investment and development company based in Chicago and Los Angeles. Out of its latest fund and venture, City Pads currently has 700+ units across 5 projects in various stages of operations, construction, and development. City Pads invests in, develops, builds, and operates attainable and relatively affordable transit-oriented multifamily rental housing in walkable neighborhoods.

Position Overview

City Pads is seeking a highly motivated, detail-oriented Assistant Development Project Manager to support the execution of our active ground-up multifamily projects across Chicago and Los Angeles. This entry-to-mid-level role is designed for a professional with 2–4 years of experience and a foundational background in construction management, architecture, or engineering .

Working directly under the guidance of the Development Project Manager and senior leadership, you will assist in day-to-day operations spanning design tracking, permitting, construction administration, and financial reporting. This is an exceptional growth opportunity to gain comprehensive, hands-on exposure to the entire lifecycle of urban multifamily real estate development within an entrepreneurial private equity environment.

Key Responsibilities

  • Project & Construction Support: Assist in overseeing daily development activities. Coordinate and track Requests for Information (RFIs), submittals, and project punch lists during close-out phases.
  • Meeting Coordination & On-Site Presence: Attend weekly Owner Architect Contractor (OAC) meetings. Prepare agendas, take detailed minutes, and track action items to ensure team accountability. Travel to project sites in Los Angeles and occasionally to Chicago as required.
  • Design & Pre-Development Liaison: Assist in managing design consultants. Organize and review drawing sets across various stages (SD, DD, CD). Help coordinate interior design selections and research alternate materials and methods for Value Engineering (VE) initiatives.
  • Entitlements & Permitting: Help organize and compile documentation required for city and municipal agency submittals, zoning approvals, and building permit processes in conjunction with permit expeditors.
  • Budgeting & Financial Tracking: Maintain and update project budget templates and tracking schedules using project management software (such as Smartsheet and Rabbet). Assist in the preparation of monthly construction loan draw packages and preliminary change order reviews.
  • Reporting: Help draft monthly project status updates and pre-development schedules for City Pads executives.

Qualifications

Experience

  • 2–4 years of professional experience in construction management, architecture, engineering, or real estate development.

Education

  • Bachelor’s degree required, preferably in Construction Management, Architecture, Engineering, or Real Estate.

Technical Skills

  • Proficiency in Excel, Bluebeam, and standard project management platforms (e.g., MS Project, Procore, Rabbet) is highly desired.

Attributes

  • Self-starter with strong organizational, time-management, and analytical skills. Excellent written and verbal communication abilities.

Travel

  • Ability to travel regularly to project sites in Los Angeles and occasionally to Chicago.

  • Pay Range: $95,000 - $115,000 / year
