Commercial Construction Estimatortojoinour Preconstructionteam .Inthisrole,youwilldrivetheestimatingprocessforHOAMulti-Familyand Commercial projects rangingfromground-updevelopmentsandtenantimprovementstocommercialrepairsandrestoration frominitialbidinvitationthroughprojectturnover.

• Experience:
  
  3+yearsofexperienceincommercialconstructionestimating(ground-up,commercial renovations,tenant improvements,orcommercialrestoration).
• Technical Knowledge:
  
  Deepunderstandingofcommercialbuildingcodes,structural systems,materials,andCSIMaster
  
  Format divisions.
• Software Proficiency:
  
  Hands-onexperiencewithcommercialestimatingsoftware(e.g.,Bluebeam,Plan Swift,Procore,or Excelcost-modeling tools).
• Document Analysis:
  
  Provenabilitytoreadandinterpretcommercialarchitecturalprints,structural drawings,engineering reports,and specifications.
• Communication:
  
  Excellentinterpersonalandpresentationskillsforinterfacingwithcommercialclients,developers,architects,andtradepartners.

• Document Review:
  
  Thoroughlyanalyzeprojectdrawings,specifications,structuralengineeringreports,deficiency assessments,anddestructivetestingdatatomasterprojectscopes.
• Quantity Take-Offs:
  
  Perform granular,accuratequantitytake-offsacrossalldivisionsforscopesofwork.
• Scope Breakdown:
  
  Evaluate self-performcapabilitiesversusscopesrequiringspecializedtradepartners.
• Production&Review:
  
  Collaborate with Operationstoestablishaccurateproductivityratesforself-perform work;reviewfinalizedestimateswith
  
  Operations and
  
  Management.
• Specialized Estimates:
  
  Develop Rough Orderof Magnitude (ROM) andconceptualestimatesforHOAandcommerciallitigation,early-stage planning,orfeasibilitystudies.
• Project Turnover:
  
  Leadofficialturnovermeetingswiththeconstructionteam,presentingfullestimatebreakdowns,risks,andscopespecifics.
• Time Tracking:
  
  Trackandlogtimespentonestimatingtasksperproject.

• Site Logistics:
  
  Partner with Operationstomapoutsiteaccess,staging,crane placement,traffic control,andtenant/buildingcoordinationforjobsites.
• Preliminary Schedules:
  
  Collaborate with Operationstoconstructrealisticpreliminaryconstructionschedulesforpricingmodels.
• Trade Partner Alignment :
  
  Distributepreliminaryschedulesandsitelogisticsplanstocommercialtradepartnerstoensurealignedpricingandoperationalfeasibility.

• Pre-Bid Meetings:
  
  Attendallcommercialpre-bid conferences,jobwalks,andsiteinvestigations.
• Site Documentation:
  
  Accuratelydocumentexistingfieldconditionsthroughdetailednotes,measurements,and photodocumentation.
• Scope Definition:
  
  Workalongsideengineeringteams,consultants,anddestructivetestingcrewstodefineprecisecommercialscopesofwork.

• Relationship Management:
  
  Buildandmaintainstrongongoingrelationshipswithsubcontractorsandvendors.
• Database Expansion:
  
  Helpbuildandmaintainacompletedatabaseofapprovedtradepartners.
• Bid Solicitations:
  
  Coordinatethedistributionofproject/biddocumentstoalltradepartnersandvendors.

• Primary Contact:
  
  Actasthemainpointofcontactduringthepreconstructionphaseforallprojectstakeholders.
• Cross-Department Liaison:
  
  Serveasthecentralliaisonbetween Business Development ,Operations,design consultants,and clients.
• Client Presentations:
  
  Preparepresentationmaterialsandactivelypresentprojectestimatesduringpost-bidinterviewsandclientmeetings.

• File Management:
  
  Maintainorganizedprojectfilesandsystematicallyarchiveallestimatespreadsheets,subcontractor bids,andvendorquotationspercompanystandards.
• Material&Product Research:
  
  Researchspecifiedmaterials,assemblies,and products,compilingproductdatasheetsintodesignatedprojectfolders.
