OUR PROJECTS

We are a nimble team, specializing in building repositioning and adaptive reuse projects ranging from $1-40MM in value. Assistant Project Managers are responsible for supporting projects in the Los Angeles metro area. They are expected to maintain an on-site presence to support the Project Manager and Superintendent throughout the lifecycle of the project.

Key Accountabilities
  • Has a complete understanding of the project scope, budget, and schedule
  • Keeps the project information and documentation well organized and current
  • Creates and maintains project procurement log
  • Creates and submits change orders
  • Owns meeting logistics, agendas, and minutes
  • Manages subcontractor payment applications
  • Partners with the Superintendent to manage Requests for Information (RFIs)
Job Summary

The Assistant Project Manager (APM) works as an essential team member in a fast-paced and ever-changing environment. The APM is the force behind a well-organized project, increasing efficiency and providing a competent image of the company to subcontractors and clients. The APM should have good listening skills, meeting facilitation skills, the ability to build strong relationships, remain open-minded, and solicit performance feedback.

The ideal candidate will have an analytical, detail oriented mind with eagerness to learn.

ROLE COMPETENCIES
  • Project Information Ownership
  • Procurement and Lighting Tracker Ownership
  • Experience owning Meeting Minutes and tracking action items
  • Own management and organization of project’s Procore and One Drive instances
  • Identify and resolve omissions and inconsistencies within the project documents by working through the RFI process
  • Change order creation, submittal, and tracking
  • Ensure that digital copies of all construction-related drawings, logs, permits, and contracts are properly created and recorded within project folders
  • Partner with Accounting on invoicing, tracking progress payments, and verifying the accuracy of invoices against work completed
  • Experience with Owner Payment and Subcontractor Payment Applications
  • Track management of daily logs and safety meeting reports from Superintendents
  • Create and maintain a project directory
  • Assist the Superintendent with equipment scheduling, work techniques, and material deliveries
Subcontractor Management
  • Obtain and document subcontractor insurance certifications, business licenses, submittal schedules, sub-prequalification forms
  • Assist the Project Manager in defining the scope of subcontracted work; assist in replying to all subcontractor inquiries
