Overview

PROJECT MANAGER
- WORK LOCATION:

LOS ANGELES, CA

Responsibilities
  • Independent management of all project aspects with oversight of multiple projects in various phases simultaneously.
  • Review and coordinate construction documents, including contracts with architects, general contractors, and low-voltage/furniture vendors.
  • Read architectural plans and review specifications for accuracy, code compliance, and regulatory conformity.
  • Evaluate the physical condition of building envelopes, interior finishes, and core MEP systems to identify maintenance or renovation needs.
  • Develop and control project scope, budgets, and schedules.
  • Review reconciliation documents timely for accuracy and ensure approval of authorized payments only.
  • Monitor and coordinate construction activities with diverse project stakeholders in a fast-paced environment.
  • Negotiate and prepare change orders; vet contractors on price, legal and financial ability to perform the work.
  • Facilitate project team and client meetings; communicate clearly to decision-makers; adapt to project challenges and elevate issues when appropriate.
Qualifications
  • Professional

    Experience:

    Minimum 5 years of project management experience with concurrent field construction experience.
  • Educational Background:
    Degree in Architecture, Civil Engineering, Construction Management, or a related field.
  • Project Mastery:
    Proven ability to independently manage all aspects of a project, including oversight of multiple projects in various phases simultaneously.
Technical Proficiency
  • Construction Oversight:
    Skilled in reviewing and coordinating construction documents, including contracts with architects, general contractors, and low-voltage/furniture vendors.
  • Document Review:
    Ability to read architectural plans and review specifications for accuracy, code compliance, and regulatory conformity.
  • Physical Assessment:
    Capable of evaluating the physical condition of building envelopes, interior finishes, and core MEP systems to identify maintenance or renovation needs.
  • Software:
    Proficiency in the Microsoft Office Suite (Word, Excel, PowerPoint).
Project & Financial Management
  • Controls:
    Ability to develop and control project scope, budgets, and schedules.
  • Financial Oversight:
    Expertise in reviewing reconciliation documents timely for accuracy and ensuring the approval of authorized payments only.
  • Field Coordination:
    Experience monitoring and coordinating construction activities with diverse project stakeholders in a fast-paced environment.
  • Financial Administration:
    Skilled in negotiating and preparing change orders.
  • Responsible/Responsive Bidders:
    Ability to vet contractors not just on price, but on their legal and financial ability to perform the work.
Communication & Leadership
  • Leadership:
    Strong leadership presence with the ability to facilitate project team and client meetings effectively.
  • Communication:
    Excellent verbal and written skills, with the ability to present information clearly and concisely to decision-makers.
  • Problem Solving:
    Ability to adapt to project challenges, recognize critical issues, and elevate them to leadership when appropriate.
Experience in the following is desirable
  • Professional

    Certifications:

    Relevant industry certification such as PMP (Project Management Professional), CCM (Certified Construction Manager), or LEED AP.
  • Regulatory Knowledge:
    Strong familiarity with ADA (Americans with Disabilities Act) standards.
  • Practical experience with the County of Los Angeles Building Code and standards.
  • Knowledge of Public Contract Code and CEQA (California Environmental Quality Act) requirements.
  • Specialized Knowledge:
    Familiarity with commercial office furniture systems and major industry manufacturers.
  • Audit & Transparency:
    Proven ability to maintain a meticulous project "paper trail" suitable for internal audits and public records standards.
