Multifamily Superintendent

A reputable affordable housing developer is hiring a multifamily superintendent for a 175-unit over-podium new construction project in Santa Cruz and separate superintendent for a 190-unit over podium build in Milpitas. Please read on for details:

What you will be doing:

Develop and manage the construction plan and schedule for the successful execution of all work performed on site. Interact effectively with owners, project teams, and stakeholders to maintain a positive project environment and exceptional client experience. Provide leadership and guidance to assigned project team members and subcontractors. Review contract drawings and coordinate documentation of constructability issues, potential design deficiencies, impractical details, and clarifications with appropriate personnel.

Perform walk-throughs, schedule inspections, and ensure all permits are in place. Develop and update the project schedule to manage progress and ensure the job meets its completion date; keep subcontractors updated with the current schedule. Oversee and make decisions related to scheduling, delivery, logistics, quality control, site cleanliness, and trade performance. Manage the overall site safety program and ensure subcontractor compliance with federal and state standards and all applicable safety codes and regulations.

Conduct weekly coordination meetings with project teams and subcontractors and prepare daily field status reports. Collaborate with the project manager to develop the preliminary budget and schedule. Ensure proper project closeout. Schedule, manage, and supervise completion of a final punch list.

What you need for this position:

5+ years of experience in multifamily construction, with over-podium experience strongly preferred. Ability to organize necessary resources including people, tools, and time to meet tight deadlines and achieve desired results. Proficiency in Microsoft Office Suite and project management software.
