Position Overview / DutiesThe Louisville District is recruiting for a Senior Realty Specialist that will serve as the Building Manager in the Real Estate Division at the Louisville District Office, in Louisville, KY. This position performs a full range of real estate functions to include acquisition and management of real estate interests.
- Facility Management & Oversight:
Serve as the primary point of contact for all facility-related matters within the Louisville District. Maintain responsibility for the overall space utilization and condition of the building. Act as custodian of building policies and procedures to ensure compliance and consistency. Oversee service logs to ensure accurate tracking and timely resolution of facility service requests. Supervise building janitorial services to maintain cleanliness and operational standards.
Coordinate emergency responses with BA and Security. Update policies and procedures as necessary. - Liaison & Committee Participation:
Serve as liaison between the command and building ownership to facilitate communication and issue resolution. Participate as Chair and coordinator of the Building Committee, contributing to strategic facility decisions.
Renegotiate applicable facility-related expenses annually to optimize costs and services. Draft and manage supplemental agreements for building upgrade work and emergency repairs. Act as Contracting Officer’s Representative (COR) for all furniture procurement and installation. Develop cost estimates and scopes of work for renovation projects within the building. Serve as COR on behalf of the Real Estate Contracting Officer for the lease agreement.
Ensure all property management and financial systems (RFMIS, RUPUID, CEFMS, etc.) are current and accurately reflect property space and associated costs. Set budget for upgrades, emergencies, etc. Management of parking cards for GOVs. Lead negotiations and manage agreements related to parking allocations and availability for building occupants.
- Duties necessitate the willingness and ability to travel by any appropriate means and at any time deemed necessary. Position may require travel up to 35–50% of duty time.
- Incumbent must possess valid state driver’s license.
- Incumbent is required to submit a Confidential Financial Disclosure Report (OGE
450) upon entry and annually thereafter. - Permanent Change of Station (PCS) allowances are not authorized.
