Denton Floyd Real Estate Group is growing and we are seeking an experienced Real Estate Development Manager to join our team. Founded in 2008, Denton Floyd is a vertically integrated real estate company with development, design, construction, and property management divisions.

Since 2012, the firm has grown its portfolio to over 15,000 multifamily units, along with senior living facilities, adaptive reuse developments, and industrial parks across Kentucky, Indiana, South Carolina, Florida, and Tennessee. A successful candidate in this role will play a critical role in the execution of new development projects and will be well positioned for professional growth as the company continues to expand.

About

the Role

The Development Manager plays a key role in bringing new real estate projects from concept to construction. This individual will manage site analysis, due diligence, entitlements, and early-stage project coordination while working closely with internal architecture, construction, and executive leadership teams. The role requires strong project management skills and the ability to collaborate with consultants, municipalities, and stakeholders to move development projects forward efficiently.

Responsibilities
  • Execute due diligence, design management, entitlements, and permitting for multifamily, senior living, adaptive reuse, and industrial development projects
  • Conduct site analysis, comprehensive plan review, and zoning code analysis
  • Prepare soft cost budgets, entitlement schedules, and coordinate yield or sketch plans
  • Manage due diligence efforts including drafting RFPs, reviewing proposals, and selecting consultants such as geotechnical, Phase I & II environmental, wetland delineation, cultural studies, ALTA and topographical survey, design consultants, and legal services
  • Collaborate closely with internal architecture and construction teams to review each phase of design and construction
  • Secure project entitlements and approvals from local jurisdictions
  • Present project information to the executive team, public officials, commissions, boards, and councils
  • Participate in land acquisitions and bank closings
  • Travel to project sites and attend jurisdiction meetings as required, including occasional evening meetings
  • Assist with additional development initiatives and projects as assigned
Qualifications
  • Bachelor’s degree in Real Estate Development, Construction Management, Civil Engineering, Architecture, Urban Planning, or related field
  • Minimum 2 years of experience in real estate development
  • Knowledge of civil engineering, architecture, landscaping, utilities, grading, and drainage
  • Ability to interpret comprehensive plans, zoning codes, architectural guidelines, building codes, and environmental regulations
  • Project management and budgeting experience
  • Proficiency with Microsoft Office, Procore, and Bluebeam
  • Strong verbal and written communication skills
  • Ability to effectively collaborate with internal teams and external stakeholders
  • Strong presentation and organizational skills
