The Senior Mortgage Loan Closer reviews and prepares closing packages to ensure completeness and accuracy and verifies that all prior to funding conditions are satisfactorily met. This position is responsible for reviewing closing disclosures (CD), final funding figures, and wires funds according to time-sensitive deadlines. The Senior Mortgage Loan Closer demonstrates thorough knowledge and understanding of closing documents, including title, hazard policy, and Power of Attorney (POA), core mortgage lending concepts, and terminology.
Additionally, this role understands Housing and Urban Development‑1 (HUD‑1) statements and Regulation X requirements and serves as a resource to Mortgage Closers.
- Prepares closing documents and packages for delivery to the settlement agents. Ensures accuracy of documents before delivery. Communicates any issues to the settlement agent, and if necessary, requests corrected documents.
- Reviews any prior to funding conditions required by the Underwriter to close. Enlists the assistance of the Underwriter for document questions related to conditions.
- Monitors and reviews the closing pipeline daily to track delivery of executed closing packages and determine the priority of daily work. Prioritizes files according to the document expiration or the lock expiration date for funding on the following date.
- Reviews final closing disclosure (CD), note, mortgage, and any applicable riders for accuracy. Verifies the accuracy in the appropriate loan origination system (LOS) screens; resolves discrepancies with the settlement Agent and/or processing and underwriting, and makes the necessary changes.
- Obtains verbal verification of employment (VOE) and Loan Review Report (LRR) within three (3) days of funding and ensures information remains current throughout the closing process.
- Verifies wiring information from the settlement agent and wires funds before wire cutoff time after all prior to funding conditions have been satisfied. Ensures the closing package audit is complete and the final figures have been reconciled on the CD and in the LOS system.
- Manages all funding transaction types, confirms receipt of funds with the settlement agent, and satisfactorily updates loan status in LOS.
- Prepares collateral and master files for shipping to the Loan Servicing team as per policy.
- Performs all other duties as assigned.
SKILLS:
Experience: Two years of related experience and thorough knowledge and understanding of closing documents, core mortgage lending concepts, closing disclosure, and terminology is required.
Education: High school diploma or equivalent required or an equivalent combination of education and experience.

Position requires significant contact with others inside and outside the Credit Union, thus requiring a high degree of confidentiality, discretion, diplomacy, and tact in communication. Builds relationships and fosters positive interactions with Credit Union team members, members, attorneys, and vendors by demonstrating friendly, helpful, and efficient service. Excellent written and verbal communication skills are required, including explaining financial concepts clearly and concisely.
