The Maintenance Specialist is responsible for all janitorial responsibilities for garages and surface lots, ensuring they are maintained and cleaned on a daily basis. They interface with customers, handle disputes, and provide effective communication between departments, co‑workers, customers and clients.

• Ensure garages and surface lots are maintained and cleaned on a daily basis.
• Perform general maintenance: sweeping, wiping down surfaces and equipment, emptying trash, changing light bulbs, painting, etc.
• Assist with snow removal and winter upkeep management.
• Operate garage/floor sweeper and scrubber to ensure floors are safe.
• Ensure all daily duties on maintenance checklist are completed efficiently and timely.
• Greet customers, respond promptly to correspondence, resolve problems, and develop rapport.
• Provide vehicle assistance to customers in garages and surface lots.
• Assist customers via intercom system, in lobbies, lanes, and parking office.
• Promote customer relations with friendly demeanor and can‑do attitude.
• Assist with cashiering functions as needed.
• Perform other duties as assigned.

• High school diploma or GED preferred but not required.
• Experience with general facility maintenance required.
• Experience in customer relations.
• Parking industry experience is preferred but not required.
• Valid driver’s license and ability to operate maintenance vehicles may be required.

• Proficient in English language reading, speaking, and comprehending.

• Ability to lift, push, pull at least 30 pounds.
• Ability to stand, walk, and run for extended periods.
• Ability to bend, stoop, squat and lift frequently.
• Ability to operate machinery including a golf cart.
