Position Purpose

The Maintenance Technician - Upgrades is responsible for completing unit upgrade projects and ensuring all assigned apartments are renovated to company standards within established timelines. This role focuses on interior and exterior renovations, repairs, and upgrades—including flooring, painting, fixtures, and appliances—to enhance property quality and resident satisfaction. The position also assists with grounds maintenance or other support to property operations as needed.

This is a temporary, project-based position expected to last approximately 1–3 years, depending on the completion of the project.

• Complete assigned unit upgrades, including but not limited to painting, carpentry, drywall repair, flooring installation, fixture replacement, and appliance upgrades.
• Ensure all work meets company standards for quality, safety, and timeliness.
• Assist with property-wide improvements and preventive maintenance as assigned by the Maintenance Supervisor or Property Manager.
• Maintain tools, equipment, and work areas in clean and safe conditions.
• Support the maintenance team with groundskeeping, trash removal, snow removal, and exterior upkeep.
• Communicate effectively with supervisors and team members regarding project progress, material needs, and scheduling.
• Follow all safety policies and procedures, including the use of proper protective equipment.
• Perform other duties as assigned to support property operations and maintenance such as handling resident work orders, regular make-readies or participating in the on-call rotation.

Job Specifications

• Minimum of one year of experience in maintenance, construction, or property renovation preferred.
• Knowledge of general maintenance and repair, including painting, carpentry, plumbing, and electrical basics.
• Ability to work independently and as part of a team in a fast-paced environment.
• State driver’s license and working vehicle for business use.
• A smartphone is required for use at work.
• Strong communication skills and behaviors that reflect Haley Residential’s core values. Portrays a “how can I help?” attitude.
• On-time, consistent attendance is an essential function of the position.
