Position Overview

We are seeking a Certified Occupancy Specialist (COS) to join our team and support both Section 8 compliance and daily property operations. This is a great opportunity for someone with strong experience of compliance who is looking to grow into a broader property management role.

Certified Occupancy Specialist (COS) – Expanded Role

Property:
Harbor Loft Apartments

Full-time, Benefits eligible

• Process Annual and Interim Recertifications (HUD 4350.3)
• Manage Section 8 waitlist, move-ins, and move-outs
• Review EIV reports and resolve discrepancies
• Assist with HAP processing, rent changes, and TRACS corrections
• Support resident relations and daily property operations
• Process applications, verifications, and maintain compliant files

• 2+ years Section 8 / affordable housing experience
• Knowledge of HUD, EIV, and recertifications
• Strong organizational and communication skills
• Experience with Real Page (preferred)
• Salary Will be based on experience $22 – $26 per Hour

• Exposure to both compliance and operations
• Collaborative team environment
