** ESSENTIAL DUTIES AND RESPONSIBILITES

* Assist the Vice President of  Design Services in planning, developing, organizing and directing renovation, expansion and new construction projects
* Consult with Vice President of  Design Services to identify needed improvements to nursing centers, assisted living centers, corporate and affiliate offices and work spaces to determine best solution
* Facilitate the designing of new construction as directed by the Vice President of Design Services
* Assist with the establishment of physical plant standards
* Assist facilities with specifications for exterior improvements to each center, as requested
* Visit job site intermittently during a project to check progress and quality of work
* Participate in project cost reviews to determine where design engineering may be effective
* Develop interior design schemes with guidance from the Vice President of Design Services and/or the Director of Interior Design.
* Perform design documentation utilizing CAD software and other means.
* Prepare finish schedules, product specifications, floor plans, elevations, reflected ceiling plan, etc. as necessary to document and communicate scheme to architects, contractors and vendors
* Review submittals to ensure specifications are met.
* Prepare presentation boards
* Prepare samples for contractor confirmation of correctness of product received
* Select/specify upholstered furniture, fabric window treatments and cubicle curtains, wall covering and carpets that comply with Federal, State, and local flame-retardant regulations
* Assist, as needed, in providing that out-source work is done by contractors covered by general liability and worker’s compensation insurance.
* Obtain and transmit flame retardancy documentation
* Meet with manufacturer’s representatives
* Obtain and/or develop project budgets
* Maintain an overview of project cost
* Assist in maintaining historic cost
* Maintain copies of approved budgets and purchasing authorizations
* Monitor project costs and work to ensure these costs are within approved budget
* Maintain current catalogs and price lists of selected vendors
* Assist in the selection of vendors and in obtaining bids for products and services
* Disseminate furnishings standards purchasing information to appropriate persons
* Prepare and place purchase orders, check acknowledgments, expedite deliveries, assist with installations, and set up purchasing path for Member Organization repeat orders
* Assist the Vice President of Design Services in the maintenance of inventory tracking, and ongoing record keeping of re-purposed furniture within the organization
* Assist in the re-deployment of furniture inventory for the efficient and suitable use within the health system
* Plan, develop, organize and lead renovation, expansion and new construction projects.
* Assist in the development and implementation of our written guidelines that govern the Real Estate Services team
* Participate in Real Estate Service staff meetings regarding the operation of the department and contribute during discussion of how to improve organizational performance.
* Assist in the maintenance of project records, including correspondence, plans, etc.
* Maintain library in up to date and orderly manner
* Document phone conversations that pertain to projects
* Type and transmit correspondence as needed or directed
* Order product samples
* Comply with established budget restraints
* Complete reports as directed.
