- Prepare market-ready apartments, including painting, carpet repairs, cleaning, general repairs, housekeeping duties, and other duties to provide residents with a high-quality move-in experience.
- Perform routine interior and exterior maintenance as scheduled or requested (e.g., painting, snow/ice removal, gutter cleaning, replacing filters, working with trash compactor).
- Perform routine maintenance and repair on community equipment (plumbing, light bulb replacement, A/C maintenance, electrical, carpentry, and mechanical repair).
- Respond to repair requests and maintenance concerns from residents and staff promptly and professionally.
- Report maintenance concerns on vacant units, models, common areas, equipment malfunctions, and hazardous conditions to the Maintenance Supervisor in a timely manner.
- Maintain resident privacy and obtain proper authority before entering resident apartments.
- Keep maintenance items in a safe area to prevent injuries to residents, associates, and visitors.
- Deliver superior customer service and represent the company professionally.
- Attend in-service training and education sessions as assigned.
- Work with vendors as instructed (e.g., landscaping, painting, asphalt).
- Demonstrate knowledge of state, local, and federal fair housing laws and follow all safety/OSHA requirements.
- Must be at least 18 years old.
- Basic knowledge of HVAC, plumbing, electrical, carpentry, and mechanical systems.
- Strong customer service skills with a passion for assisting residents.
- Excellent communication, problem-solving, and interpersonal abilities.
- Ability to multitask, prioritize, and work efficiently in a fast-paced environment.
- Detail-oriented with strong organizational and time management skills.
- Willingness to work a flexible schedule, including on-call hours, weekends, and holidays.
- 1–3 years of prior maintenance experience, ideally in a similar facility.
- HVAC, EPA, and/or CPO certifications are preferred.
- A valid driver’s license and reliable transportation may be required, depending on property needs.
- High school diploma or equivalent is required.
