Director Asset Management

Hirewell has been retained by a fully integrated, Georgia-based real estate firm that acquires, develops and manages multifamily and student housing assets across the Southeast US. They are looking to hire an Asset Management Director to join their team in Macon, GA

Must be willing to be in the Macon, GA office full time to be considered.

• Serve as the primary liaison between Investment, Development, and Operations to ensure all departments are aligned with the assets’ strategic objectives.
• Monitor annual business plans and operating/capital budgets for each asset.
• Review monthly financials, T-12s, and rent rolls; monitor NOI improvement through revenue optimization and expense discipline.
• Coordinate, prepare and submit financial reporting packages; monitor DSCR/Debt Yield/LTV compliance;
  escalate risks with mitigation plans.
• Oversee and project manage all non-development project scoping, contractor bidding, approvals, draw/payment process and change management; enforce schedule, budget, and quality; track ROI and payback.

• Bachelor’s degree in Finance, Real Estate, Business Administration, or a related field
  - REQUIRED
• 7–10+ years in multifamily/commercial asset management with demonstrated NOI growth and capital event execution
  - REQUIRED
• Advanced Excel and financial modeling expertise, including dynamic cash‑flow models, sensitivity tables, and executive‑level investment reporting
