Property Accountant

The ideal candidate is analytical, organized, and comfortable managing multiple priorities while delivering accurate and timely financial reporting.

Position Overview

The Property Accountant is responsible for the financial reporting and accounting activities for an assigned portfolio of properties. This position prepares monthly financial statements, maintains the general ledger, reconciles accounts, manages cash activity, and ensures compliance with GAAP while partnering closely with property operations and leadership.

Success in this role requires strong attention to detail, sound accounting knowledge, and the ability to work independently while supporting multiple stakeholders.

Key Responsibilities

  • Prepare accurate monthly financial statements for assigned properties, including balance sheets, income statements, cash flow statements, and supporting reconciliations.
  • Complete monthly, quarterly, and annual financial reporting for lenders, investors, regulatory agencies, and other external stakeholders as required.
  • Perform month-end close activities, including journal entries, accruals, allocations, reconciliations, and supporting work papers.
  • Maintain general ledger integrity and ensure all transactions are recorded accurately.
  • Monitor property operating budgets and identify significant variances, providing recommendations to management when appropriate.
  • Research and resolve accounting questions while communicating financial information clearly to operational leaders.
  • Maintain fixed asset records and depreciation schedules.
  • Analyze financial results and communicate trends or variances to leadership.
  • Monitor property cash balances and coordinate disbursements with the Accounts Payable team.
  • Maintain strong internal controls and ensure compliance with GAAP and company accounting policies.
  • Identify opportunities to improve accounting processes, reporting efficiency, and financial accuracy.
  • Assist with annual audits and provide supporting documentation as needed.
  • Support special projects and other accounting responsibilities as assigned.

Qualifications

  • Bachelor's degree in Accounting, Finance, or a related field preferred (Master's degree is a plus but not required).
  • CPA, CMA, or other relevant accounting certification strongly preferred.
  • 3+ years of accounting experience, preferably in property management, real estate, multifamily housing, commercial real estate, or a related industry.
  • Strong knowledge of GAAP and financial reporting.
  • Experience preparing monthly financial statements and completing month-end close.
  • Proficiency with ERP or property accounting software (Yardi, MRI, Real Page, Entrata, or similar systems is a plus).
  • Advanced Microsoft Excel skills.
  • Strong analytical, organizational, and problem-solving abilities.
  • Ability to manage multiple properties, deadlines, and competing priorities.
  • Excellent written and verbal communication skills.

Preferred Experience

  • Property or real estate accounting experience.
  • Multi-entity or multi-property accounting.
  • Budgeting, forecasting, and variance analysis.
  • Financial reporting for lenders, investors, or regulatory agencies.
  • Fixed asset accounting and cash management.
