Position OverviewThe Digital Marketing Specialist is responsible for driving measurable leasing performance, strengthening brand visibility, and executing digital marketing initiatives across a portfolio of multifamily and student housing properties, as well as corporate-level (BMOC) marketing.
This is a hands‑on, performance‑oriented role for a data‑driven marketing operator who can both execute campaigns directly and contribute thoughtfully to portfolio‑level marketing strategy. The position requires comfort with accountability, measurable outcomes, and cross‑functional collaboration with property operations and executive leadership.

- Demonstrable contribution to leasing velocity and occupancy goals
- Measurable ROI on digital advertising spend
- Clear, timely marketing performance reporting
- Strong collaboration with property teams to align marketing with operational realities
- Consistent brand standards across digital and on‑site marketing materials
- Plan, execute, and optimize paid search, social media, email marketing, and SEO campaigns
- Manage audience segmentation, performance tracking, and campaign optimization
- Oversee PPC budgeting, keyword strategy, ad copy, and ongoing performance analysis
- Monitor campaign performance using analytics platforms and translate data into action
- Manage and maintain company and property websites, including content updates and landing pages
- Ensure accurate and optimized listings across advertising platforms (e.g., , College Pads, Zillow Rentals)
- Maintain CMS access, integrations, and analytics tracking accuracy
- Support corporate brand positioning and portfolio‑level marketing initiatives
- Ensure consistency of messaging and design across digital, print, and on‑site materials
- Assist with development of marketing collateral supporting business development efforts
- Evaluate property‑level branding and provide recommendations for improvement
- Coordinate property marketing events and corporate initiatives
- Support property teams with signage, print materials, and leasing collateral
- Align on‑site marketing efforts with leasing and occupancy priorities
- Maintain a structured meeting cadence with Property Managers and Regional Leadership to align on leasing performance, campaign priorities, and portfolio‑level initiatives.
- Conduct regular on‑site property visits to evaluate marketing execution and brand presentation.
- Collaborate with executive leadership on marketing strategy and growth initiatives
- Prepare timely marketing performance reports
- Track cost‑per‑lead, cost‑per‑lease, and digital spend across platforms
- Provide data‑backed recommendations to improve campaign effectiveness
- Support marketing budget planning and monitor platform/vendor spend
- This is an on‑site position based in Madison, WI
- Occasional travel to local properties and out‑of‑town events may be required
- Flexibility to attend occasional evening or weekend events in support of property marketing and business development initiatives
- Ability to lift and carry marketing materials up to 20 lbs as needed
