Position Overview

The Digital Marketing Specialist is responsible for driving measurable leasing performance, strengthening brand visibility, and executing digital marketing initiatives across a portfolio of multifamily and student housing properties, as well as corporate-level (BMOC) marketing.

Location: Madison, WI

Reports To: Chief of Staff

This is a hands-on, performance-oriented role for a data-driven marketing operator who can both execute campaigns directly and contribute thoughtfully to portfolio-level marketing strategy. The position requires comfort with accountability, measurable outcomes, and cross-functional collaboration with property operations and executive leadership.

Core Responsibilities Digital Marketing & Campaign Execution
  • Plan, execute, and optimize paid search, social media, email marketing, and SEO campaigns
  • Manage audience segmentation, performance tracking, and campaign optimization
  • Oversee PPC budgeting, keyword strategy, ad copy, and ongoing performance analysis
  • Monitor campaign performance using analytics platforms and translate data into action
Website & Platform Management
  • Manage and maintain company and property websites, including content updates and landing pages
  • Ensure accurate and optimized listings across advertising platforms (e.g., , College Pads, Zillow Rentals)
  • Maintain CMS access, integrations, and analytics tracking accuracy
Brand & Portfolio Marketing
  • Support corporate brand positioning and portfolio-level marketing initiatives
  • Ensure consistency of messaging and design across digital, print, and on-site materials
  • Assist with development of marketing collateral supporting business development efforts
  • Evaluate property-level branding and provide recommendations for improvement
Events & On-Site Marketing Support
  • Coordinate property marketing events and corporate initiatives
  • Support property teams with signage, print materials, and leasing collateral
  • Align on-site marketing efforts with leasing and occupancy priorities
Cross-Functional Collaboration
  • Maintain a structured meeting cadence with Property Managers and Regional Leadership to align on leasing performance, campaign priorities, and portfolio-level initiatives.
  • Conduct regular on-site property visits to evaluate marketing execution and brand presentation.
  • Collaborate with executive leadership on marketing strategy and growth initiatives
Performance Reporting & Budget Oversight
  • Prepare timely marketing performance reports
  • Track cost-per-lead, cost-per-lease, and digital spend across platforms
  • Provide data-backed recommendations to improve campaign effectiveness
  • Support marketing budget planning and monitor platform/vendor spend
Work Environment & Schedule Requirements
  • This is an on-site position based in Madison, WI
  • Occasional travel to properties and out-of-town events may be required
  • Flexibility to attend occasional evening or weekend events in support of property marketing and business development initiatives
  • Ability to lift and carry materials up to 20 lbs as needed
Required Competencies
  • Hands‑on experience executing and managing performance-driven digital marketing campaigns (paid media, email marketing, or similar channels)
  • Familiarity with analytics tools and ability to interpret performance data into actionable insights
  • Experience managing website content and digital platforms
  • Strong organizational skills with the ability to manage multiple properties, deadlines, and priorities simultaneously
  • Clear, professional written and verbal communication
  • Highly detail‑oriented with strong follow‑through
  • Comfortable being evaluated against measurable KPIs and performance metrics
  • Demonstrated ownership mindset with accountability for results, not just task completion
