Position Overview

The Facilities Service Technician II position is responsible for performing building, system and equipment troubleshooting and repairs, routine tasks, demand work orders, and inspections. The technician is expected to have knowledge of building systems such as HVAC, electrical, plumbing, access control, and life safety.

All Facility Service Technicians provide maintenance services to independent living residents and other members of the Oakwood Village community. Outstanding customer service is required. The ideal candidate possesses good mechanical, project management and problem‑solving skills, the ability to work independently or as part of a team with minimal supervision. This position reports to the Facilities Services Supervisor.

Job Responsibilities
  • Complete tasks of a Facility Services Technician I, including preventative maintenance within resident’s apartment homes.
  • Perform minor electrical and plumbing maintenance.
  • Perform minor drywall repair, painting, caulking, carpentry, and masonry work.
  • Install, repair, and replace appliances.
  • Move, reconfigure, install and position furniture.
  • Repair, modify and replace parts of sheet metal fixtures and equipment.
  • Replace and repair ceiling tiles and grid systems.
  • Perform snow removal.
  • Ensure trash and recycling are available for pick‑up at scheduled times.
  • Perform routine inspections and testing as outlined in work orders.
  • Complete scheduled preventative maintenance on facility equipment per checklists, such as HVAC (filters, belts, coil cleaning), healthcare equipment (hospital beds, spa tub systems, vacuum systems) and emergency generators.
  • Troubleshoot and repair building systems and equipment including HVAC, low‑voltage systems (access control, intercoms), healthcare equipment, electrical and plumbing issues. Use manuals, research and vendors to solve problems and identify solutions, and judiciously place service calls to vendors.
  • Collaborate with vendors to complete preventative maintenance, repairs, and special projects, acting as the primary point of contact when assigned.
  • Use the work orders system, prioritize assigned work orders and complete work in a timely manner with appropriate documentation.
  • Adhere to Oakwood Village policies and procedures and participate in emergency preparedness activities and drills.
  • Participate in the 24/7 on‑call rotation, weekend coverage and respond to emergencies such as power outages, water events, gas leaks or equipment failures outside of duty hours.
Essential Qualifications
  • Experience in technical and mechanical troubleshooting and problem solving.
  • Proficiency in lock‑out/tag‑out, multimeter use and electrical safety.
  • Experience with basic pump and motor repair.
  • Ability to work closely with a diverse population.
  • Ability to understand and contribute to organizational goals and objectives to maximize productivity and efficiency while meeting performance expectations.
  • Ability to work independently and as a team member; collaborates to ensure positive outcomes.
  • Will ask for clarification and seek guidance when needed.
  • Complete tasks by deadlines and ensure high quality outcomes.
  • Strong written and oral communication skills, attention to detail, prioritization, organization and multi‑tasking.
  • Basic computer skills (email, work management applications).
  • Required to participate in the rotating on‑call schedule; willingness to work overtime hours and some weekends may be mandatory.
  • Possession of a valid driver’s license.
Education / Experience / Training
  • Minimum of 2 years experience in facility services/building maintenance required. Healthcare experience preferred.
  • Associate’s or Technical degree preferred.
  • Knowledge of NFPA life safety code preferred.
