The Property Management Carpenter is a full-time, on-site role located in Madison, WI, responsible for maintaining and improving residential and commercial properties within the Patriot Properties portfolio. This role involves performing carpentry tasks such as framing, trim work, door and window installation, cabinetry, flooring, and minor structural repairs. The Property Management Carpenter will complete work orders, support unit turns between tenants, and assist with renovation and value-add projects as needed.
Daily responsibilities include assessing maintenance needs, sourcing materials, coordinating with property managers, and ensuring all work meets safety codes and company standards. The role also requires clear communication with residents and team members, accurate documentation of completed work, and proactive identification of issues that could impact property condition or resident satisfaction.
- Strong carpentry skills, including framing, finish work, drywall repair, door and window installation, and basic cabinetry.
- Experience in property maintenance or facilities management, especially in residential or multifamily settings.
- Ability to read and interpret basic building plans, work orders, and manufacturer specifications.
- Proficiency with hand tools, power tools, and safety equipment, with a strong commitment to safe work practices.
- Basic knowledge of related trades (e.g., minor plumbing, electrical, and painting) sufficient to handle common maintenance tasks.
- Strong problem-solving skills, attention to detail, and ability to prioritize multiple work orders in a fast-paced environment.
- Effective communication and customer service skills, with the ability to interact professionally with residents, vendors, and team members.
- Reliable transportation, valid driver’s license, and ability to travel between properties in the Madison area as needed.
- Ability to perform physical tasks including lifting, climbing ladders, standing for extended periods, and working in various weather conditions.
- High school diploma or equivalent; formal carpentry training, apprenticeship, or relevant certifications are a plus.
- Previous experience in a property management, construction, or maintenance role is strongly preferred.
