Maintenance Manager – Eagle Harbor Inn, Door County, Wisconsin Summary Scope of RoleThe Maintenance Manager is responsible for the day-to-day operations of the hotel engineering department, attaining hotel and departmental goals, and adhering to company standards. The role involves supervising, developing, and maintaining ongoing maintenance operations for the hotel, including refrigeration, heating, plumbing, water treatment, preventive maintenance, hotel rooms, HVAC units, ice machines, pools, lighting, kitchen equipment, emergency generators, water softeners, switch rooms, roof exhausts, electrical substations, and more.
Minimum Education / Relevant Work Qualifications- 4 years hands‑on experience in commercial property and/or residential maintenance operations.
- 2‑year relevant degree from an accredited institution (desired).
- Previous pool operator experience desired but not required.
- Perform the duties of maintenance associates as needed.
- Respond to maintenance requests and work orders expediently and professionally.
- Interact with guests to ensure satisfaction and handle problem escalation as necessary.
- Train, mentor, counsel, and discipline staff when required.
- Provide after‑hours on‑call availability; available nights and weekends.
- Pursue continual improvement for the department and hotel.
- Monitor the hotel's electrical, plumbing, mechanical, pool, lighting, and HVAC systems.
- Maintain hotel shuttle (as appropriate) in good working condition.
- Inspect hotel for signs of necessary preventative maintenance; monitor usable life of all furniture, fixtures and equipment.
- Manage HVAC, elevator, landscape and other service contractors, including contract negotiations.
- Order tools, parts and materials; manage inventory.
- Act as groundskeeper, including snow removal.
- Maintain all maintenance records and accurate tracking of expenses; prepare annual maintenance budget.
- Ensure hotel compliance with all municipal, provincial and federal regulations relating to fire and safety programs.
- Be responsible for all emergency services; maintain an emergency plan for systems backup.
- Conduct loss‑prevention inspections as needed and ensure timely follow‑up to required improvements.
- Comply with all policies, procedures and regulations that relate to local, state and federal laws.
- Conduct new‑hire safety orientations and facilitate monthly safety topics.
- Technical certifications in electrical, plumbing, HVAC or related fields (a plus).
- Demonstrated skills in supervising a team.
- Commercial or residential work experience with progressive career growth.
- Comfort with Microsoft Office Suite.
The Maintenance Supervisor reports directly to the General Manager and/or Rooms Division Manager, with limited scope of supervisory responsibilities.
Physical RequirementsAbility to lift up to 75 lbs; clear verbal communication with employees and the public.
Travel RequirementsLimited travel including by car, as required by business operations.
