Maintenance Technician

Full‑Time Maintenance Technician – Kelly Station Apartments

• Perform repairs, troubleshoot systems, and complete preventative maintenance.
• Apply standardized diagnostic approaches for maintenance and troubleshooting.
• Use tools and knowledge to perform on‑site basic repairs, including HVAC, appliances, water heaters, electrical systems, plumbing, and other special equipment.
• Be available for emergency maintenance calls 24 hours a day when scheduled.
• Assist in training Groundskeepers and entry‑level Maintenance Technicians.
• Troubleshoot all property systems and oversee or perform repairs.
• Conduct inspections of building and alarm systems; assist in preparing the property for regulatory agency inspections.
• Execute preventive maintenance tasks such as winterizing facilities, inspecting HVAC systems, winterizing pool equipment, maintaining pool chemical balance, and ensuring lights/HVAC are turned off in vacant units.
• Inspect vacant units and ensure turnovers are completed; paint turnovers as needed.
• Inspect subcontracted service providers and document work and product quality.
• Walk grounds and common interior areas daily, removing litter and debris from lawns, beds, parking areas, sidewalks, ramps, and indoor spaces.
• Remove snow and ice from sidewalks, walkways, steps, and driveways.
• Attend and complete all required training.
• Perform repairs as directed.
• Execute administrative duties, including recording maintenance requests, responding to them, using proper forms, and maintaining inventory of parts.
• Move heavy equipment safely using proper equipment.
• Ensure property maintenance complies with all applicable Affordable Housing programs (HUD Subsidy, USDA, RD, LIHTC, HOME, and other state/local programs).
• Perform other duties as assigned.

• Two (2) years of maintenance experience or an equivalent combination of education and work experience.
• College degree preferred.
• HVAC and/or EPA certification preferred.
• Previous multifamily experience preferred.
• Certified Pool Operator (CPO) certification preferred.

Rate: $22.00 – $25.00 per hour
