Serving Maine’s Midcoast communities of Bowdoin, Bowdoinham, Harpswell, and Topsham, MSAD 75 is home to over 2,350 students and more than 600 faculty and staff members.

MSAD 75 is seeking a Facilities Coordinator - HVAC Specialist to join our vibrant educational community.

JOB TYPE: Exempt (Full
-time/Year Round), Non-Represented

ANNUAL SALARY: $75,000 - 85,000

ESSENTIAL FUNCTIONS:

  • Oversee the continued operation of all HVAC-R equipment, install, inspect, test, troubleshoot and repair all heating, ventilation and air conditioning systems and equipment
  • Perform continued routine maintenance on all HVAC-R equipment
  • Assist with the oversight of all HVAC-R service contracts
  • Assist with the oversight of all HVAC-R building automation systems
  • Monitor and operate building automation systems remotely as needed
  • Decommission and disposal of old HVAC-R systems
  • Respond to building emergency calls promptly to assist in minimizing equipment down time
  • Perform preventative maintenance and repairs on plumbing fixtures, faucets, valves and domestic water systems
  • Coordinate and oversee the work of subcontractors as needed
  • Create and execute work orders using building maintenance software (CMMS)
  • Make field inspections and review work-in-progress; identify and resolve issues with outside contractors, referring to manager as needed
  • Work collaboratively with outside vendors and contractors in identifying unusual problems and/or maintaining and repairing district facilities and buildings
  • Make recommendations for HVAC-R equipment replacement to improve the efficient operation of buildings
  • Report potential safety issues and/or maintenance needs to the Facilities Administration Office
  • Coordinate with departments and outside agencies; and act as liaison with other departments
  • Promote a positive district image by maintaining excellent internal and external customer relations
  • Build and maintain positive working relationships with co-workers, other district employees, and the public using principles of good customer service
  • Complete other work as assigned such as but not limited to
    • Assist with large event set ups
    • Perform minor building repairs
    • Assemble and install new equipment
    • Complete work orders as assigned
Qualifications
  • High school diploma or GED/HiSET
  • Valid State of Maine driver’s license, clean driving record a must. Must have previous direct experience in HVAC-R, boiler operation and maintenance
  • Must have basic knowledge of Building Automation Systems (BAS)
  • Must hold and maintain a Maine State Propane and Natural Gas Appliance Connection and Service Technician License
  • Must obtain and maintain a Maine State Propane and NG Large Equipment Connection and Service Technician license within 6 months of hire
  • Must hold an maintain an EPA Section 608 Universal Certification
  • Must demonstrate good mechanical aptitude and have physical ability to meet the essential performance responsibilities and physical requirements of the position
  • Good communication skills and ability to interact with all District Employees, Contractors and members of the public in a professional, polite and courteous manner
  • Must work various/additional hours as the schedule and/or conditions require
  • Must be motivated and self-directed; strong ability to work independently and goal oriented
  • Must be a team player and work cooperatively with members of the department and throughout the District
  • A pre-employment physical is required as a condition of employment.
  • Adhere to all District policies, procedure and guidelines with a commitment to working safely
  • Valid Department of Education Criminal History Record Check (CHRC) Authorization required.
