Job Overview
Job Title: Director of Feasibility & Development

Position Type: Full‑time, On‑site
Responsibilities- Support the company in setting strategic direction for hotel development efforts and key strategic initiatives to enhance retention of existing hotels.
- Coordinate with the Strategic Development team and HQ & Operations partners to support acquisition efforts through all phases: initial deal identification, feasibility, underwriting & investment analysis, diligence & deal structuring, and final approval by the Senior Leadership Team.
- Oversee development and acquisition opportunities in the hospitality sector across the GCC, particularly Saudi Arabia.
- Conduct market research and analysis, including supply and demand assessment.
- Source and screen potential opportunities, performing location analysis and project positioning.
- Execute financial and operational analysis of opportunities, including business plans, financial projections, ROI, IRR, and other valuation measures.
- Negotiate LOIs, HMA, and technical services agreements.
- Oversee project development, covering design, construction, FF&E/OS&E selection, IT, and related tasks.
- Review contracts and secure regulatory approvals.
- Provide guidance on operations planning, pre‑opening, manning requirements, hotel classification, branding, marketing alliances, and opening activities.
- Identify growth opportunities by adding new businesses to the existing portfolio.
- Conduct market research, location appraisals, and feasibility studies.
- Support hotel/business units and projects under development.
- Maximize revenue, profit, and returns while meeting organizational growth objectives through finance, contracts, operations, marketing, and revenue management expertise.
- Partner with General Managers and Operations Managers to deliver leadership, resources, and influence to improve overall property performance across financial, customer, employee, and owner dimensions.
- Five to seven years of financial analysis experience at a hotel company, consulting firm, bank, brokerage, or real estate investment firm.
- Experience preparing feasibility analysis and pro‑forma projections for hotels.
- Proficient financial modeling capabilities and advanced valuation and investment return analyses.
- Strong analytical and quantitative skills.
- Excellent business writing, communication, interpersonal, and organizational skills; capable of multitasking across multiple projects.
- Ability to interpret hotel financial statements and model a hotel P&L.
- BA or BS degree is required; MS degree and concentration in hospitality real estate or finance are a plus.
- Demonstrated ability to work under pressure and strong written and oral communication skills.
