Working across private sale, affordable housing, and build-to-rent developments, they continue to expand their presence throughout Greater Manchester and the surrounding regions. Due to continued growth and a strong pipeline of secured projects, they are now looking to appoint a Project Quantity Surveyor to support the commercial delivery of low-rise apartment developments valued up to £30 million.
The RoleWe are seeking an experienced Project Quantity Surveyor to join the commercial team delivering low-rise apartment developments across Manchester. This is an excellent opportunity for a commercially aware individual looking to take ownership of projects within a growing residential developer.
The successful candidate will be responsible for the day-to-day commercial management of projects from procurement through to final account, working closely with operational and commercial teams to ensure projects are delivered on budget and maximise profitability.
Key Responsibilities- Manage the commercial delivery of residential apartment developments from pre-construction through to final account
- Prepare subcontractor enquiry packages, analyse tenders, and manage procurement activities
- Negotiate and appoint subcontractors in line with project budgets and programme requirements
- Manage subcontractor accounts including valuations, variations, payments, and final accounts
- Prepare and maintain accurate cost reports, forecasts, and cash flow projections
- Monitor project costs and identify commercial risks and value engineering opportunities
- Assist with the preparation and submission of client valuations and commercial reporting
- Work closely with site and operational teams to ensure commercial objectives are achieved
- Ensure contractual compliance and effective administration of subcontract agreements
- Maintain accurate commercial records and documentation throughout the project lifecycle
- Support the Commercial Manager with overall business and project objectives
- Previous experience in a Quantity Surveyor or Project Quantity Surveyor role within construction or residential development
- Strong understanding of construction contracts and commercial processes
- Proven experience managing subcontractor procurement and accounts
- Ability to manage project costs, reporting, and forecasting independently
- Commercially aware with strong negotiation and communication skills
- Degree qualified in Quantity Surveying or Commercial Management
- Good IT skills including Excel and commercial reporting systems
- Ability to work effectively within a fast-paced project environment
Experience working for a residential developer or main contractor - Knowledge of JCT contracts
- Experience working on projects valued up to £30m
