Mortgage Originator

Overview

Primarily responsible for working with customers interested in identifying and obtaining permanent FHA/VA and conventional mortgage loans and other residential mortgage programs that best meet the customer’s financial needs and objectives, and adhering to the requirements of federal registration under the SAFE Act.

• Interview applicants to collect and analyze information regarding their income, assets, debts and credit data as well as their needs, desires, and earnings to assist in determining whether the loan will be an acceptable risk;
• Obtain and analyze pertinent financial and credit data;
• Independently assess applicant’s credit worthiness;
• Issue pre‑qualification statements of borrowers’ eligibility;
• Determine which products best meet the customer’s needs and financial circumstances and advise potential borrowers regarding the advantages and disadvantages of different financial products and mortgage loan programs;
• Make recommendations to customers regarding other bank products or to alternative lending vehicles as needed;
• Cultivate new mortgage business;
• Market, service and promote the bank’s mortgage products, including soliciting residential first mortgages through contacts with Realtors, builders, and developers;
• Travel to prospective customers’ homes or business locations when required and follow up via travel or telephone;
• Negotiate terms and conditions of loan with mortgagors and bind the bank in connection therewith;
• Ensure lending compliance with all origination procedures, bank policies, procedures, and regulatory requirements;
• Advise management on compliance strategies and potential modifications to corporate operating policies;
• Monitor trends and developments in the local real‑estate market and changes in rules and regulations for private and government‑insured mortgages;
• Represent the bank in the community, develop and promote additional business, and present seminars to the general public and real‑estate agents.

The incumbent works under limited supervision, often outside the office. The role requires extensive external contacts (potential and existing customers, Realtors, etc.) and internal contacts (other Bank personnel) primarily on sales calls outside the office, interacting with individuals and teams and maintaining relationships.

Associate's degree and two years of sales experience, or in lieu of a degree, a combined minimum of four years of higher education and/or relevant work experience, including at least two years of sales experience.

Technical skills: general knowledge of personal computers and software programs used by the Residential Mortgage Department; proven sales ability; strong mathematical skills; self‑motivated and well‑organized; excellent verbal and written communication skills; ability to interact with individuals at all income levels and peers professionally; demonstrated independent work, thorough completion of details; ability to work under critical time constraints.
