Position: HVAC Mechanic II - Maintenance - Full Time

Support the operations, maintenance, and construction of buildings by maintaining all heating,ventilation, air conditioning, and refrigeration (HVAC) equipment and their controls throughout the facility.

Position Summary:

  • Perform assigned preventative maintenance and ensure inspections are completed as scheduled.
  • Initiate corrective actions to repair or scheduled work generated by inspection results.
  • Lubricate compressors, motors, and other moving parts.
  • Establish new preventative maintenance schedules and inspection criteria for new equipment.
  • Periodically examine system operation, including but not limited to, check vacuum and pressurecooling units with a compound gauge, observe condition of electrical motors, clean dirt and lintfrom motor and condenser coils, and add or remove refrigerant to adjust vacuum or pressurerequirement.
  • Maintain records of all maintenance and repair work, as well as other information pertinent tothe manner with which repairs were completed. Ensure equipment history files and computerrecords are kept accurate to reflect work performed. Continuously update equipment files toreflect new and discarded equipment.
  • Repair, repack and rebuild pumps, valves, and traps to ensure continuity of system operations.
  • Dismantle and repair air compressors, and associated equipment, which support the pipedcontrol air distribution system. Repair refrigeration equipment for food preserving, ice making,DX cooling and chilled water systems. Check for refrigerant leaks, trace electrical control systems for loose or shorted wires, test operation of thermostats and repairs. Solder joints,replace expansion valves and other faulty system components.
  • Evaluate design submittals. Coordinate with contractor/vendor personnel. Support systems and equipment installations. Install ducting, piping, hot water heating systems, control systems,refrigerator equipment, and other HVAC components. Install refrigerant piping and machinery,air conditioning equipment, water coolers, refrigerators, and condensing units.
  • Initiate requisitions to purchase supplies and maintain inventories of critical parts and consumable. Maintain indexing information on the manufacturer and sizes of parts and materials. Send parts which cannot be readily repaired to manufacturer or appropriate repair shop.
  • Regulate refrigerant and suction valves to increase or decrease amount of refrigerant to maintain desired temperature and compression. Use appropriate CFC handling and recovery procedures and maintain an accurate record of use and emissions of CFC and HCFC refrigerants.

    Test large refrigeration systems before placing in operation. Add/remove refrigerant fromsystems to ensure efficient operations.
  • Ensure continuous maintenance and operation of the energy management computer and allsystem components, including but not limited to, thermostats, controllers, etc.
  • Install and troubleshoot various components of the building automation system and make necessary adjustments to maximize the efficiency of the building’s HVAC equipment.
  • Perform other duties as assigned.
Education:

High school diploma or equivalent required.

Experience:

A minimum of three (3) years of experience working on Central HVAC equipment required.

Certification/Licensure:

Possession of Heating and A/C(Refrigerant) certification required.

Valid driver's license is required and must be maintained throughout the duration of appointment in position.
