Position OverviewWater Technician – JLL Work Place Management (LiverpoolORManchester)
This role involves maintaining, monitoring, and managing water systems across commercial properties to ensure compliance with health and safety regulations while delivering exceptional service to our clients.
Key Responsibilities- Conduct routine inspections, testing, and maintenance of water systems including hot and cold water services, cooling towers, and domestic water supplies.
- Perform risk assessments for Legionella prevention and implement control measures in accordance with L8 guidelines and HSG
274 standards. - Monitor water quality through regular sampling and testing, maintaining detailed records for compliance purposes.
- Execute planned preventive maintenance schedules for pumps, valves, storage tanks, and distribution systems.
- Respond to emergency callouts for water system failures or leaks, performing repairs and temporary solutions to minimize disruption.
- Coordinate with contractors for major repairs or system upgrades when required.
- Ensure all water systems comply with relevant legislation including the Water Supply (Water Fittings) Regulations and Health and Safety at Work Act.
- Maintain accurate logbooks, test certificates, and inspection reports.
- Prepare monthly compliance reports for clients and support audit activities.
- Provide technical expertise and guidance to building managers and tenants regarding water system operations.
- Respond to water‑related queries and complaints promptly and professionally.
- Support client meetings with technical recommendations and system performance updates.
- City & Guilds qualification in plumbing or water systems management, or equivalent experience.
- Legionella awareness training (BOHS P901 or equivalent) with understanding of ACoP L8 requirements.
- Minimum 3 years experience in commercial water system maintenance.
- Valid UK driving licence and willingness to travel across London portfolio.
- Water treatment certification.
- IOSH Working Safely qualification.
- Experience with building management systems integration.
- Previous facilities management or corporate real estate experience advantageous.
