We are seeking a highly motivated and experienced Commercial Construction Estimator to join our Pre-Construction team. This role will be responsible for managing the complete estimating and bidding process, from initial document review through final bid submission and project turnover.

The ideal candidate will have at least 5 years of commercial construction estimating experience with a General Contractor and a strong understanding of construction costs, subcontractor pricing, market conditions, and project requirements.

Lead the complete estimating process for assigned commercial construction projects from conceptual development through final bid submission.

Review project plans, specifications, drawings, and contract documents to identify scope requirements and potential risks.

Perform detailed quantity take-offs, cost estimating, pricing, bid summaries, and bid submissions.

Solicit and evaluate bids from subcontractors and suppliers.

Coordinate with subcontractors, suppliers, and internal team members throughout the bidding process.

Manage bid-day activities and ensure accurate and timely bid submissions.

Prepare detailed budgets for negotiated, conceptual, and design-build projects.

Analyze post-bid results and identify opportunities for improved estimating accuracy and competitiveness.

Coordinate project turnover from pre-construction to operations.

Maintain and update estimating databases, cost information, and historical pricing.

Monitor market trends, material costs, labor rates, and other factors affecting project pricing.

Bachelor's degree in Construction Management, Engineering, or a related field preferred.

Minimum 5 years of commercial construction estimating experience.

At least 5 years of experience working for a commercial General Contractor strongly preferred.

Strong understanding of construction costs, unit pricing, labor rates, material costs, and market trends.

Experience estimating commercial construction projects from conceptual through final bid stages.

Strong ability to interpret construction drawings, specifications, and contract documents.

Valid driver's license and clean driving record.

Ability to travel to project sites as required.

Proficiency with Microsoft Excel, Word, and Outlook.

Experience with On-Screen Takeoff and ICE estimating software.

Strong knowledge of estimating databases and cost management tools.

Strong analytical and problem-solving skills.

Excellent communication and negotiation abilities.

Highly organized with exceptional attention to detail.

Ability to manage multiple projects and competing deadlines.

Strong subcontractor and supplier relationship-building skills.

Ability to work collaboratively within a pre-construction and estimating team.

Sound judgment and ability to identify project risks and cost opportunities.

This is an onsite position supporting a collaborative Pre-Construction team. The role offers an opportunity to work alongside experienced estimators, pre-construction leadership, and project operations teams while contributing to the successful pursuit and delivery of commercial construction projects.
