Summary/Objective

The Project Manager is responsible for overseeing commercial roofing projects from contract approval through closeout, ensuring projects are delivered safely, on time, within budget, and to quality standards. This role serves as the primary point of contact for all roofing and related sheet metal activities, coordinating between estimating, field operations, vendors, subcontractors, and clients. The Project Manager manages project documentation, submittals, permits, schedules, materials, budgets, change orders, and billing while providing clear direction and support to field superintendents and foremen.

The position requires the ability to manage multiple active projects simultaneously, proactively identify and resolve issues, and maintain strong communication to ensure customer satisfaction and successful project outcomes.

Essential Responsibilities

• Take over projects from the estimator after Notice to Proceed/Contract Approval

• Facilitate the contract execution process as needed

• Ensure materials are ordered accurately and in a timely manner

• Review Bid Documents, plans, and specifications for design issues or opportunities

• Compile, submit, and track project submittals.

• Enter and manage project information, including PINS

• Review returned submittals and resolve issued promptly

• Serve as the primary point of contact for all roofing and related sheet metal questions throughout pre-construction and construction

• Track project budgets and productivity to identify overages early

• Make informed decisions to bring projects under budget when necessary

• Identify, price, execute, and track change orders

• Facilitate the permitting process to ensure projects start on time

• Track and troubleshoot material procurement issues and project shortages

• Provide clear, workable documents to field superintendents and foremen

• Provide leadership and support to field operations

• Attend and facilitate job site progress meetings as required

• Facilitate a timely and organized project closeout process

• Compile and maintain complete project documentation and support proper risk management

• Coordinate with accounting to ensure accurate monthly billing

• Manage dispatching and communication related to leaks on assigned projects

• Coordinate punch list repairs and communicate completion of items

• Effectively manage 5-6 active projects, with additional projects in pre-construction and

post-construction phases

• Facilitate miscellaneous repairs and additional work after project completion

Attributes:

• Proven experience in commercial roofing and/or construction project management

• Strong organizational skills and above-average attention to detail

• Ability to manage multiple projects simultaneously

• Strong communication and leadership skills

• Ability to read and interpret plans, specifications, and contracts

• Commitment to safety, quality, and customer satisfaction

Work Environment - Must be willing to commute and work in our Minnesota locations.

This position operates some of the time in a typical office environment, spending time at a desk, typing at a computer, talking with people in person and on the phone, taking notes, and using standard office equipment. The job also requires job site visits. It also involves work in the field or shop, walking, climbing ladders, ability to stand, bend or crouch for extended periods of time, talking with people, or in sometimes loud environments.
