The Groundskeeper is responsible for cleaning and upkeep of the property’s interior and exterior buildings and grounds. They may assist the maintenance team with work orders, moving furniture, unloading/storing supplies; assist with pool maintenance; and be responsible for pressure washing. Participation in an on‑call rotation (evenings and weekends) may be required.

• Clean up trash from around the property dumpsters or trash chutes, ensuring a tidy appearance.
• Clean the pool area and arrange pool furniture.
• Maintain cleanliness of the leasing office and all amenity and common areas, ensuring general cleanliness of grounds, laundry rooms, walkways, streets, driveways, parking lots, entrances, foyers, breezeways, and recreational areas; perform exterior building light checks and assist with repairs and replacement of lights.
• Remove trash from vacated apartments, prepare units for make‑ready; complete carpet repairs and clean and shampoo carpets as needed.
• Complete minor repairs to walls, doors, wood trim, closets, and cabinets and ready for painting.
• Report major repair or cleaning problems to management (e.g., HVAC, large sheetrock damage).
• Re‑key master locks and provide keys to leasing before move‑in.

• High school education or equivalent.
• Ability to work well with others and as part of a team; take direction and work independently.
• Previous groundskeeper/porter experience helpful, but not required.
• Ability to frequently lift and/or move up to 50 lbs.
• Knowledge of general maintenance, make‑ready unit duties (trash out, cleaning & painting), housekeeping and cleaning tasks.
