- At least 5-10 years’ experience working as a project manager in the commercial construction industry for a General Contractor, including experience managing multiple projects and mentoring junior project management staff
- Proficient with Procore and Microsoft Office.
- Proficient at Construction Document interpretation.
- Excellent understanding of construction means, methods and techniques for Civil, Architectural and Structural disciplines.
- An understanding of principles, methods, and techniques of Mechanical and Electrical disciplines.
- Proficient at Project Schedule preparation and MS Project.
- Ability to negotiate with the client and subcontractors.
- Good oral and written communications skills.
- Good time management, organizational and preparation skills.
- Ability to work well in a team environment.
- Strong leadership, communication, negotiation and problem solving skills
- Serve as the primary point of contact for Owners, Architects, Engineers and key project stakeholders.
- Lead and manage Assistant Project Managers and Project Engineers assigned to project teams
- Schedule and lead the Owner-Contractor Preconstruction conference.
- Thoroughly review and vet subcontractor proposals.
- Develop detailed vendor Scopes of Work and issue Subcontracts and Purchase Orders.
- Manage the Project Schedule development and adherence processes.
- Manage the Submittal process.
- Create Ward-Humphrey’ Schedule of Values and Payment Application.
- Manage the billing process from vendors and to Owner.
- Manage the RFI process.
- Manage the Change Proposal to Change Order process.
- Manage multiple projects simultaneously ranging from $1M to $15M in value.
- Identify project risks and develop strategies to mitigate schedule, budget, quality and contractual impacts.
- Schedule and lead the ongoing Project Progress meetings.
- Manage/Maintain Ward-Humphreys electronic project files.
- Remain in contact with the client and superintendent throughout the project to ensure Safety, Schedule Adherence and Quality Control.
- Manage the Project Close-Out process.
- Base salary depends on experience.
