Overview
These positions are located in Property Management of the Maintenance Division.
Responsibilities- Supervise contractors in performing maintenance or repair duties.
- Communicate, report, and complete work orders using technology such as a Smartphone or tablet and associated applications.
- Purchase construction and maintenance related items; account for delivery of related financial paperwork to administrative staff.
- Perform skilled and semi-skilled work in maintenance of county buildings and facilities: read blueprints or other design drawings to determine work to be performed; perform rough and finish carpentry, painting, electrical and plumbing work; and perform masonry and concrete work such as setting forms, mixing and pouring concrete, and laying modular block walls.
- Ensure operation, construction, and maintenance of buildings, equipment, and systems comply with applicable laws, codes, regulations, and standards: conduct maintenance inspections of buildings, equipment, grounds, and facilities to identify potential problems, unsafe conditions, and needed repairs; initiate actions necessary to correct deviations or violations.
- Perform basic repair and maintenance of life safety systems, including fire alarms and sprinklers, security systems such as burglar alarms and door access controls, generators, UPS power systems and other related equipment.
- Perform various electrical tasks: troubleshoot electrical problems; install and replace electrical wiring, receptacles and switches; establish electrical connections; repair electrical components; trip or replace breakers; and replace light bulbs and ballasts.
- Perform various plumbing tasks: troubleshoot plumbing problems; install, repair and replace pump‑mechanical equipment and plumbing systems and fixtures; clear and unblock water lines and drains; repair steam lines, toilets, sinks, faucets, drinking fountains, etc.; solder pipes; and repair plumbing leaks.
- Perform general maintenance and repairs to heating and air‑conditioning systems: install or repair duct systems; replace filters; and assist with troubleshooting heating and air‑conditioning system problems.
- Perform other related duties as assigned.
- High School Diploma or GED required, supplemented by vocational or technical training in one or more building trades.
- One year of experience in building construction, maintenance, and repair.
- Valid Driver's License.
Tasks may require the ability to exert heavy physical effort in heavy work, with greater emphasis on climbing and balancing, and typical combination of stooping, kneeling, crouching, and crawling, along with lifting, carrying, pushing, and/or pulling moderately heavy objects and materials (20–50 pounds); may occasionally involve heavier objects up to 100 pounds.
Sensory RequirementsSome tasks require the ability to perceive and discriminate colors or shades of colors, sounds, taste, odor, depth texture, and visual cues or signals. Some tasks require the ability to communicate orally.
Environmental FactorsPerformance of essential functions may require exposure to adverse environmental conditions, such as dirt, dust, pollen, odors, wetness, humidity, rain, fumes, smoke, noise extremes, and electric currents.
