Maintenance Technician

JOB DESCRIPTION

The Maintenance Technician will assess maintenance and repair issues; such as painting, cleaning, patching walls, repairing sheet rock etc. In addition, maintain and repair buildings interiors and exterior for multiple facilities. Prepares buildings for move-ins and assist maintenance supervisor in moving furniture, appliances, light fixtures, etc.

COMPENSATION

$25.43 - $33.12 per hour. Nonexempt; 40 hours/week;
Eligible for overtime. Compensation based on education and experience.

REPORTS TO

Facilities Manager;
Maintenance Supervisor.

QUALIFICATIONS

Required:

High School Diploma, GED or equivalent; ability to work independently with minimal supervision; ability to pass physical exam. Multi-unit apartment experience in maintenance and repair of buildings and appliances, including painting, cleaning, patching walls and repairing sheet rock; familiarity with tools and with the application of paints and other chemicals associated with painting, cleaning; skills in minor plumbing, electrical and carpentry required;

ability to read and understand work orders and instruction manuals in English; ability to maintain written record of completed assignments in English.

Drivers license for at least two years and driving record acceptable to insurance carrier.

Valid California driver's license; auto in safe operating condition; auto liability insurance; good driving record; criminal record clearance; proof of authorization to work in the United States as required by Immigration and Reform Act of 1986. Ability to work independently with minimal supervision.

ESSENTIAL DUTIES AND RESPONSIBILITIES

* Assesses maintenance and repair problems with follow-up;

* Paints interior and exterior buildings;

* Assists Maintenance Manager with the moving of furniture, appliances, etc.;

* Cleans interiors of buildings after residents move out or in preparation for move-ins;

* Performs minor plumbing and electrical work;

* Regularly maintains building interior and exterior of one or more facilities;

* Assist with managing agency vehicles;

* The maintenance technician will be expected to be on call on a rotating schedule and available to respond to facility-related emergencies.

* Other duties as assigned.

PHYSICAL REQUIREMENTS

Ability to: operate a motor vehicle; climb stairs; possess good communication skills; meet the requirements of the classification and have mobility, vision, hearing and dexterity levels appropriate to the duties to be performed. Capable of the following extended activities: walking, standing, sitting, climbing stairs. Capable of the following intermittent activities: stooping, kneeling, lifting 40 pounds or more and bending in the performance of infrequently performed office duties.
