Location: Cabin John, MD/Greater Washington, D.C. project sites. This is a field-based position requiring regular travel to active residential construction sites throughout the Washington metropolitan area.

Cabin John Builders is a small-volume custom builder specializing in high-end renovations, additions, and new custom homes. We manage complex, architect-driven projects throughout the Greater Washington, D.C. area, including multimillion-dollar whole-home renovations. Cabin John Builders is seeking an experienced Residential Construction Superintendent to oversee the daily field operations of our custom residential projects. Reporting directly to the company's partners, you will coordinate trade partners, manage schedules and deliveries, oversee quality control, maintain project documentation, and help ensure each project is completed on time, within budget, and according to our standards.
This is a hands-on position requiring approximately 80% of your time at active construction sites and 20% completing office work, meetings, and project reporting. The ideal candidate is a proactive leader who can anticipate challenges, hold vendors accountable, communicate calmly with clients and design professionals, and keep complex projects moving forward.
Key Responsibilities- Review construction plans, specifications, schedules, and project documentation to understand project requirements.
- Supervise day-to-day construction activities, trade partners, labor, and material deliveries.
- Monitor, maintain, and update project schedules in Buildertrend.
- Provide on-site supervision and perform ongoing quality-control inspections.
- Coordinate subcontractors and hold trade partners accountable for schedule, quality, and performance.
- Participate in weekly project meetings with homeowners, architects, designers, and other project partners.
- Attend required building inspections and assist with resolving inspection-related issues.
- Complete daily project logs and maintain accurate digital project records.
- Respond promptly and professionally to client and designer questions, requests, and proposed scope additions.
- Participate in reviewing, executing, and processing subcontractor agreements.
- Maintain subcontractor, project, punch-list, and warranty documentation.
- Receive and verify materials and coordinate deliveries to active job sites.
- Participate in weekly team meetings and daily office communication.
- Identify potential problems early and develop practical solutions that protect the schedule, budget, quality, and client experience.
- Complete additional construction-related projects and responsibilities as requested.
- At least five years of construction management, superintendent, or related field experience preferred.
- A minimum of three years of direct residential construction experience is strongly preferred.
- Experience managing custom homes, luxury renovations, additions, or other complex residential projects is highly desirable.
- Ability to read and interpret architectural drawings, blueprints, specifications, and construction documents.
- Strong knowledge of residential construction methods, sequencing, quality standards, and trade coordination.
- Proven ability to organize and coordinate multiple active construction projects.
- Strong problem-solving skills and the ability to present practical solutions.
- Excellent verbal and written communication skills.
- Professional, respectful, and service-oriented approach when working with clients, employees, vendors, and trade partners.
- Comfortable using computers and construction technology, including Microsoft Word, Excel, Outlook, Dropbox, Asana, and project management platforms.
- Buildertrend experience is helpful but not required; experience with comparable construction management software is acceptable.
- Ability to maintain detailed schedules, daily reports, project records, and other digital documentation.
- Valid driver's license and reliable personal vehicle for regular travel between project sites. Employees using a personal vehicle for required project travel receive a $500 monthly vehicle and gas allowance.
- English and Spanish bilingual skills are an asset but not required;
