A Maintenance Technician III oversees the day‑to‑day maintenance operations of assigned properties, ensuring safe, appropriate, and sanitary housing. The role involves indoor and outdoor environments, flexibility for unplanned events, and coordination with the Associate Director of Facilities.
Key Responsibilities- Contribute to caring and positive working and living environments for all employees and residents.
- Assist in enforcing safety regulations; identify and report and/or correct safety hazards.
- Perform custodial duties such as cleaning, mopping, emptying trash, replacing light bulbs, etc.
- Maintain, diagnose, and repair all aspects of physical building, outdoor areas, parking areas, and individual units (electric, plumbing, HVAC, etc.).
- Manage and prioritize work orders in Yardi or similar program with Assistant Community and Community Managers.
- Monitor and replenish maintenance inventory within budget.
- Perform general carpentry duties to prepare apartments for move‑in (cleaning, painting, repairing, installing surfaces, windows, appliances, etc.).
- Move common space furniture, supplies, and equipment.
- Maintain inventory of supplies (tools, equipment, safety and safeguards tools, chemicals).
- Attend staff meetings and trainings.
- Coordinate with Property and Facilities Management to acquire vendors as necessary.
- Enter completed work orders into the software system with detailed information.
- Support training of new maintenance team members.
- Other duties as assigned.
Reports directly to the Community Manager; no supervisory responsibilities.
Compensation & ClassificationFull‑time, non‑exempt position. Salary range: $24.04–$28.56 (CA) and $20.96–$26.62 (outside CA). Benefits include health, dental, vision, life insurance, 8% employer retirement contribution.

Physical DemandsExtensive physical exertion required: walking, bending, climbing, manual manipulation and hand tools; lift and move items over 50 lbs. Includes repetitive computer use up to 8 hours a day. Requires effective verbal and written communication.

Qualifications- High School diploma or GED preferred.
- Minimum 2 years’ experience as a Maintenance Tech or similar.
- Experience in apartment maintenance or construction required.
- Knowledge of Yardi or similar program preferred.
- Strong analytical and problem‑solving skills.
- Excellent organizational, detail, and time‑management skills.
- Integrity, professionalism, confidentiality.
- Background check completed after conditional offer.
- Driver’s license not required.
