Job Purpose

As the Manager, Maintenance & Facilities at Vulcan Forms, you will oversee all maintenance and facility operations within our Devens, MA facility. This role leads the preventive maintenance program, supervises internal staff and external vendors, and manages service contracts, projects, and budgets to ensure quality and cost control.

You will also be responsible for standardizing processes through MOPs and SOPs, maintaining accurate equipment and inventory records, and establishing emergency and business continuity plans to support safe, reliable, and scalable facility operations.

Key Responsibilities
  • Own the Preventive Maintenance program within the CMMS to ensure timely completion of maintenance activities and minimize equipment downtime.
  • Manage vendor partnerships, service contracts, and facility‑related projects to ensure quality, cost‑effectiveness, and on‑time delivery.
  • Oversee purchase order processing and budget tracking to maintain financial accuracy and cost control.
  • Develop and implement MOPs and SOPs to standardize maintenance practices and support operational reliability.
  • Establish business continuity and emergency response plans for critical building systems.
  • Ensure documentation, equipment records, and spare parts inventories are accurate and up to date.
  • Build and scale the maintenance function to support company growth, ensuring reliable facility operations and preventing service disruptions.
Qualifications
  • 5+ Years’ experience managing building services in an industrial or commercial setting.
  • Knowledge of HVAC, electrical, plumbing, and mechanical systems, with hands‑on experience leading preventive maintenance programs, sustainability and process improvements.
  • Proven experience curating and implementing MOPS and SOPs from scratch.
  • Familiarity with regulatory standards and compliance (OSHA, ADA, local building codes).
  • Strong ability to build partnerships and work collaboratively with diverse stakeholders (Landlords, external vendors, internal team leads).
Physical Requirements
  • Must be able to perform all duties in a facilities environment that includes exposure to loud noises, temperature extremes, inclement weather conditions, airborne particles, stairs, ladders, confined spaces, etc.
  • Requires ascending/descending multiple flights of stairs, moving, constantly repositioning oneself, etc., working from ladders, scaffolds, high lifts.
  • Moving and transporting objects weighing up to 65 pounds; occasionally assist with moving furniture.
  • Required to wear personal protective equipment and clothing when appropriate.

In addition, Vulcan Forms provides comprehensive benefits including medical, dental, vision, and life insurance; generous paid time off; and a 401(k) plan with company match.

The annual base salary range for this position is $116,000 to $159,872.
