Rich Smith Management is seeking a detail-oriented Property Accountant to join our Corporate Accounting team.
This position is ideal for someone who enjoys analyzing financial data, solving problems, and working collaboratively with property management teams. You'll play a key role in ensuring the financial health of our apartment communities while supporting month-end closings, cash management, and financial reporting.

- Manage the day-to-day accounting functions for an assigned portfolio of apartment communities.
- Monitor property cash flow and financial performance.
- Analyze and review monthly financial statements.
- Reconcile bank accounts and loan statements.
- Review, approve, and process vendor invoices while ensuring proper account coding.
- Work closely with Community Managers and Regional Managers to resolve financial and vendor-related issues.
- Ensure loan payments, reserve deposits, taxes, and insurance payments are accurately recorded and paid on schedule.
- Complete monthly property closings in One Site.
- Prepare accurate month-end financial statements by established deadlines.
- Process Final Account Statements, resident refunds, and collections.
- Meet regularly with Regional Managers to review property financial performance and cash flow.
- Review portfolio financials and identify opportunities for improvement.
- Perform additional accounting projects and responsibilities as assigned.
- Minimum 3 years of accounting experience, preferably in property accounting, real estate, or a related field.
- Strong understanding of accounting principles and financial reporting.
- Excellent analytical, mathematical, and problem-solving skills.
- Exceptional attention to detail and organizational abilities.
- Ability to prioritize multiple assignments while meeting deadlines.
- Strong verbal and written communication skills.
- Ability to work independently while collaborating effectively with multiple departments.
- Advanced proficiency with Microsoft Office, especially Excel.
- Bachelor's degree in Accounting, Finance, or a related field.
- Experience with Real Page Financial Suite and One Site.
- Experience in multifamily property management accounting.
- Knowledge of month-end close processes and financial statement preparation.
