SummaryThe Maintenance Technician at The Villa at River Pointe in Maumelle, Little Rock, is responsible for completing maintenance service requests and repairs to the buildings and grounds as assigned by the Maintenance Supervisor while providing excellent customer service to residents.
Essential Duties and Responsibilities- Complete all service requests as assigned.
- Complete make‑ready units.
- Maintain and inventory all supplies and equipment owned by the property and/or the management company.
- Supply all personal tools.
- Clean work area, tools, and equipment.
- Assist in preventive maintenance projects.
- Escalate unresolved service issues to the Service Director.
- Participate in the on‑call rotation and respond to emergency calls as needed.
- Communicate positively with residents, vendors, and co‑workers.
- Operate within company safety policies at all times.
- Work may include weekends.
- Adhere to all company policies, including safety and Fair Housing.
- Perform other job duties as assigned.
- Three years of experience in apartment maintenance preferred.
- HVAC experience with Type 1 & 2 or Universal certification.
- Certified Pool Operator (CPO) preferred.
- Proficiency in plumbing, HVAC, electrical, and appliance repair.
- Proficient in the use of computers and online applications.
- Knowledge of property systems such as Yardi, Entrata, and Happy Co preferred.
- Valid driver’s license and automobile insurance may be required depending on the property.
- Strong customer service skills and a team‑oriented mindset.
- Reliable, honest, and committed to high‑quality work.
- Constant walking, standing, and sitting alternately; frequent climbing of stairs; occasional bending, stooping, kneeling, crawling, squatting, pushing/pulling, and reaching above shoulders.
- Frequently lift and/or move up to 50 lbs; occasionally lift and/or move 50 lbs or more.
- Strong constant finger and hand dexterity with ability to grasp, turn, touch, feel, and reach.
- Strong sensory skills such as good eyesight and hearing; ability to comprehend and speak.
- Work in a variety of conditions, including both indoors and outdoors; frequently exposed to outside weather conditions.
- Occasional exposure to moving mechanical parts, high and precarious places, fumes or airborne particles, toxic or caustic chemicals, and risk of electrical shock.
- The noise level in the work environment is usually moderate.
