Are you an experienced property management professional ready to take charge and make an impact? Chandler Residential is seeking a Community Manager to lead operations at Colton Creek Apartments in McDonough, Georgia. This is more than a management role, it's a leadership opportunity where you'll guide a high-performing team, deliver exceptional resident experiences, and drive operational excellence.
As the Community Manager, you'll be at the center of everything: mentoring staff, managing budgets, optimizing occupancy, and ensuring compliance. Your leadership will shape the success of the property and the satisfaction of every resident. And because we believe great leadership deserves great rewards, we offer competitive pay, performance-based bonuses, and leasing commissions, including $100 for every lease closed. This means your efforts to grow occupancy and strengthen your team translate directly into financial recognition.
What You'll Be Doing:
- Leading and mentoring your on-site team with clear expectations and supportive guidance.
- Overseeing leasing, renewals, resident relations, and all aspects of property performance.
- Driving financial success by managing budgets, controlling expenses, and improving occupancy.
- Ensuring compliance with Fair Housing and company policies.
- Building strong relationships with residents, vendors, and support teams.
- Creating and promoting engaging resident retention programs and community events.
- Proven experience managing multifamily communities (3+ years as a Community Manager).
- Strong knowledge of Fair Housing laws and operational best practices.
- Skilled in team leadership, budgeting, marketing, and resident communications.
- Ability to multi-task, stay organized, and meet deadlines under pressure.
- Confident, safety-minded, financially savvy, and customer-focused.
- Experience with One Site, Excel, Outlook, and Microsoft Office is a plus.
- High school diploma (college coursework or certifications like ARM/CAM a plus).
- Large property experience - 500 units or more required.
- Valid driver's license and reliable transportation.
- Ability to work flexible hours, including occasional Saturdays and Sundays.
- Willingness to be on-call for resident emergencies.
