Summary

Of Position

Facilities Maintenance HVAC/Building Systems Supervisor is responsible for monitoring, coordinating, and performing the operations, maintenance, and repair of HVAC systems, components, and associated support systems within City facilities. The supervisor handles complex HVAC technical, investigative, and supervisory duties requiring a higher level of knowledge and skill, ensuring building systems maintain appropriate comfort levels.

Essential Duties and Responsibilities
  • Provide timely, accurate, and thorough performance evaluations of HVAC Technicians and deliver technical and safety training.
  • Develop and implement preventive maintenance SOPs for commercial HVAC systems, electrical systems, boilers, and cooling towers.
  • Diagnose and replace or repair faulty components, check refrigerant levels, change filters, and recommend equipment replacements.
  • Maintain a schedule, oversee and assist preventive maintenance of all HVAC systems; keep records of supplies, parts, and materials.
  • Manage service requests, work orders, and update assets within Cityworks system.
  • Assist with general maintenance and repair focusing on HVAC and energy management systems.
  • Assist with preventive maintenance and repairs of controls and energy management systems.
  • Order and maintain inventory of supplies and spare parts to minimize downtime.
  • Maintain records for the Maintenance Division per EPA regulations when transferring refrigerants.
  • Assist in preparing bids and project specifications for contracted services and coordinate repairs between vendors and City staff.
  • Provide ongoing on‑the‑job training and assistance to other employees in the repair of support systems.
  • Respond to emergency situations after hours or on weekends.
  • Determine timing for equipment replacement.
  • Read and interpret blueprints and diagrams.
  • Identify deviations in design or materials from written plans, specifications, and codes.
  • Diagnose defective operations and excessive wear on equipment parts and components.
  • Perform other duties as assigned or directed.

  • Use intermediate or advanced knowledge of data entry, MS Word, MS Excel, Work Order System, and Tracer Summit HVAC Control System.
