Senior Construction Project Accountant (Data Center Development Portfolio)
The Senior Project Accountant reports to the Senior Manager, Project Accounting. This position requires a strong background in cost management with experience managing complex, fast‑paced projects within the construction sector and providing support to multiple departments related to projects assigned.
Essential Duties & Responsibilities- Perform Project Accounting for various construction project types, including interior, capital building renovations and development work within the Job Cost Module of the Financial Accounting system. Manage project budgets, ensure cost control, apply costs to budget line-items, and maintain adherence to all company policies, procedures, and internal control requirements.
- Review daily assigned projects to maintain accuracy of project budget and timeline, ensuring project costs are aligned with forecasts and schedules, and track changes including scope modifications or unforeseen issues.
- Review and manage contracts for compliance with project scope, legal requirements, and contractual terms. Reconcile contract costs to ensure accurate monthly billings.
- Review daily Accounts Payable batch postings for accuracy, ensuring proper coding of job, contract, cost code, pay applications, liens, insurance certificates, bonds, etc., before posting to the project and G/L.
- Prepare monthly draw packages in accordance with lender requirements for review and approval.
- Reconcile and monitor capital funding to ensure timely payment of construction invoices; prepare weekly job cost payable packages.
- Prepare, analyze, and distribute monthly job cost reports, identifying mis‑coded costs, over/under billing, accruals, and reporting on financial performance.
- Identify potential risks to cost, schedule, or quality and implement mitigation strategies.
- Perform monthly budget revisions and job cost adjustments, reviewing Monthly Job Costs Reports and General Ledger accounts to ensure accurate costs.
- Review construction/development management fee invoices for accuracy.
- Review project forecast and analyze actuals vs. forecast to ensure overall recorded costs and remaining costs to complete are accurate.
- Perform project close‑out reviews, including accounting and construction systems, and audit documentation for correct cost and fee analysis each quarter.
- Work cohesively with extended project teams including Accounting, Construction, Property Management and Asset Management.
- Respond to internal customer inquiries regarding assigned projects.
- Ensure all deadlines from the extended Project Team are met for all monthly accounting deliverables.
- Provide support as requested.
- Build deep customer relationships with legal, accounting, construction, leasing, acquisitions, and investors.
- Anticipate barriers that may affect asset management.
- Provide high attention to detail and accurate research and reporting.
- Respond promptly to management and general contractor requests.
- Regularly review and reinforce current procedures.
- Collaborate with co‑workers and management through trust and transparency.
- Roll up sleeves and get the job done.
- Handle multiple competing deadlines and deliver detail‑oriented work.
- Communicate effectively orally and in writing.
- Strong working knowledge of Microsoft Office Suite.
- Data Center experience preferred.
- Commercial Real Estate experience.
- Education:
Bachelor's Degree in Accounting or Finance (preferred) or equivalent years of experience. - Minimum of 5 years of project accounting experience with at least 3 years in construction accounting.
- Relevant experience in commercial real estate and/or general contractor field strongly preferred.
- Ability to read and interpret contracts, pay applications, correspondence, reports, and procedure manuals.
- Strong written and oral communication skills.
- Highly proficient in Microsoft Office (Outlook, Word, Excel), Bluebeam, ACC Deck, and automated accounting systems (MRI, Yardi) along with construction systems such as Procore, JD Edwards, Trimble, and SAGE.
