JOB SUMMARY

We are seeking a dynamic Residential New Home Sales Manager to lead sales efforts for Green Building Group () and to strengthen client relationships. This role involves developing a new sales pipeline, creating a strategic sales plan, cold calling, conducting market research, and collaborating with the team to ensure successful project execution.

The ideal candidate will possess extensive new construction sales experience, the ability to interpret floor plans, house specification, interior design, contract documents, and exceptional communication and organizational skills. MUST-HAVES
  • Proven track record selling high-end luxury new homes, preferably pre-construction
  • Strong written and verbal communication skills qualifying and managing clients
  • Ability to read and understand construction documents including blueprints, floor plans, home specifications, look-book, and contract documents.
  • Develop detailed new home pricing and options.
  • Develop detailed interior design elements working with architects and interior designers
  • Demonstrate experience building and maintaining relationships with existing and prospective clients, subcontractors, vendors and suppliers.
  • Ability to identify and qualify subcontractors and obtain accurate pricing/bids.
  • Minimum of 5+ years of experience in new homes sales and general contractor services.
JOB RESPONSIBILITIES
  • Develop and manage a pipeline of prospective home buyers and sellers (For-Sale by Owner) FSBO – Lots and Land.
  • Nego. Contracts and Terms – manage contract execution
  • Develop pipeline of commercial construction opportunities.
  • Conduct client outreach and follow-ups to maintain relationships and identify future project needs.
  • Develop and manage a pipeline of prospective clients needing renovation and remodeling work – new kitchen, new bathrooms, additions, etc.
  • Review and interpret construction blueprints, bids, and specifications to develop accurate proposals.
  • Prepare professional, competitive bids with pricing from qualified subcontractors. Create compelling presentations and financial analyses for clients and internal leadership.
  • Manage social media campaigns to increase brand awareness and generate leads.
  • Promote services through networking events, industry conferences, and referral partnerships.
  • Conduct ongoing market research to stay current on industry trends and competitor offerings.
  • Host webinars and in-person seminars to present services and capabilities.
Other Duties:
Project Coordination, Communication, Budgets, and Oversight
  • Coordinate with construction managers, architects, and engineers to ensure alignment on project scope and expectations.
  • Manage project updates, changes, and approvals throughout the preconstruction and execution phases.
  • Host webinars and in-person seminars to present services and capabilities.
  • Collaborate with project managers to develop timelines and cost projections.
  • Ensure timely and cost-effective project hand-offs from sales to execution teams. ul>
