Lead Operating Engineer - JLL
As a Lead Operating Engineer at JLL, you will be the technical backbone ensuring our building systems operate safely, efficiently, and reliably for our clients and their occupants. This hands‑on leadership role focuses on the installation, maintenance, repair, and operation of mechanical, electrical, and power generation equipment in a critical commercial environment. You will lead a team while personally performing complex maintenance tasks, responding to service requests, and driving continuous improvements to our preventative maintenance programs.
With a particular emphasis on electrical systems and trades, you need deep technical expertise combined with the ability to mentor others and establish work procedures that meet production schedules and quality standards.
- Lead the operation, monitoring, and maintenance of mechanical, electrical, plumbing, HVAC, refrigeration, boilers, and life safety systems while ensuring compliance with government regulations and standard operating procedures
- Perform complex electrical work including installation, troubleshooting, and repair of electrical systems, requiring your trade‑specific license and expertise to maintain critical infrastructure
- Develop and improve preventative maintenance programs, schedules, work instructions, and SOPs while performing predictive, planned, and routine maintenance as directed
- Inspect, repair, and optimize pumps, fans, valves, motors, and other mechanical equipment by interpreting specifications, blueprints, and technical documentation
- Respond to tenant service requests accurately and expediently while conducting equipment rounds and maintaining responsibility for purchasing, inventory control, and contracted maintenance coordination
- Analyze building system performance data to recommend improvements in production methods, equipment efficiency, and energy optimization that deliver measurable value
- Serve as on‑call engineer for the building portfolio, actively participating in emergency response procedures, technical training programs, and safety initiatives while maintaining accurate time, production, and maintenance records
- High school diploma or GED required
- Minimum 4 years of experience in the building maintenance industry and accredited trade school degree in HVAC, electronics, or other industry‑related trade (union training and certification also acceptable)
- Demonstrated knowledge of safe operation of ladders, lifts, basic hand tools, volt meter, manual drain auger, plumber's helper, safety goggles, ear protection, and fire extinguisher
- Ability to read and interpret documents such as safety rules, operating and maintenance instructions, blueprints, specifications, and procedure manuals, with ability to write routine reports and correspondence
- Mathematical skills including ability to calculate figures such as load balancing, proportions, percentages, area, circumference, and volume, with ability to apply concepts of basic algebra and geometry
- Reasoning ability to solve practical problems and deal with concrete variables in situations where only limited standardization exists, with ability to interpret instructions in written, oral, diagram, or schedule formats
- Universal CFC certification
- Experience with building control systems, electrical distribution systems, and UPS systems
- Background working in commercial office buildings, critical environments, or mission‑critical facilities
- Proven ability to quickly learn new systems through on‑the‑job training, operations manuals, and technical documentation
- Track record of fostering teamwork and creating positive working environments
