POSITION SUMMARY: To be fully engaged in providing Quality/No Harm, Customer Experiences, and Stewardship by providing superior quality, competitive value and outstanding service through a variety of skilled maintenance duties including inspection, repair, and preventive maintenance service to all buildings, grounds, and equipment; and having a working knowledge of systems, equipment, and components throughout the hospital and various off‑site locations.

Job Requirements

To be fully engaged in providing Quality/No Harm, Customer Experiences, and Stewardship by providing superior quality, competitive value and outstanding service through a variety of skilled maintenance duties including inspection, repair, and preventive maintenance service to all buildings, grounds, and equipment; and having a working knowledge of systems, equipment, and components throughout the hospital and various off‑site locations.

Primary Accountabilities Quality/No Harm
  • Preventive Maintenance:
    Inspect equipment and facilities for proper operation and working condition as indicated on Preventive Maintenance (PM) procedures. Complete assigned PMs by their due date (or earlier as described in the grace period allowance, where applicable).
  • A "grace period" has been established defining the window for timely completion of the PM due dates as follows:
    • Weekly – None
    • Bi‑Weekly – 3 days
    • Monthly – 3 days
    • Bi‑Monthly – 9 days
    • Quarterly – 9 days
    • Semi‑Annually – 30 days
    • Annually – 30 days
  • Productivity Index:
    Individual's productivity index (based on the top ten task codes performed) compared against data from associates skill group. In this instance the lower the percentile the better the score.
Customer Experience
  • Must be able to interact with Patients, Visitors, Doctors, and Health First Associates in a professional and respectful manner. Must be able to direct individuals to various locations throughout the facilities, and convey work that will need to be completed or has been completed.
Stewardship
  • TMA/FMP/Kronos Worked

    Hours:

    Document worked hours in TMA or FMP computerized work order system. Maintain an individual data entry score equal to actual payroll hours worked. Documentation must be completed within 24 hours of work completion.
  • Maintain regular attendance according to schedule.
Qualifications Required
  • Trade school graduate or 12th grade education with courses in blueprint reading, mechanical/plumbing/HVAC drawing and mathematics.
  • Minimum of four years’ experience in comparable work is required. General knowledge of HVAC, Plumbing, Electrical, Basic general maintenance.
  • Adapt to a variety of changing duties as required to support all departments in the hospital and off‑site facilities.
  • Possess and maintain a valid State of Florida driver's license.
  • Provide and maintain common hand tools needed for the execution of duties. Job specific power tools will be provided.
  • Store equipment, materials and supplies properly.
  • Basic knowledge in the following: use of hand tools and common power tools related to maintenance; repair of mechanical devices and parts as related to plumbing/boiler systems; basic carpentry, HVAC, plumbing and electrical work; welding and soldering techniques.
Physical Demands
  • Rapidly respond to emergency situations anywhere within the facility using stairways, ladders to roof accesses, etc.
  • Physically agile and able to climb, stoop, kneel or crouch to access piping and equipment in need of repair.
  • Lift, push or pull objects weighing up to 50 lbs.
  • Provide support for plant and building maintenance and repair on weekends, holidays, personnel on vacations and sick leave as required.
  • Work overtime to support facility maintenance and repair when required.
  • May be assigned to perform 2nd or 3rd shift work.
Mental Demands
  • Good verbal and written communication skills.
  • Work with limited supervision.
  • Establish and maintain courteous, cooperative relations when interacting with other associates, vendors, contractors, and the general public.
  • Observe safety practices when operating equipment in compliance with established procedures.
