The Maintenance Supervisor provides maintenance support and is accountable for delivering on our commitments to our residents. This includes quality move-in, resident satisfaction, quality and timely service, and personal attention to our residents.

Essential Job Duties:

• Prepares all market-ready apartments, including painting, carpet cleaning/repair, general repairs, and housekeeping.
• Completes resident service requests promptly.
• Possesses knowledge of various maintenance functions such as plumbing, pool maintenance, HVAC, carpentry, electrical, painting, and snow removal.
• Maintains grounds, pools, common areas, and dog parks, ensuring cleanliness and safety.
• Performs on-call emergency procedures as needed.
• Reports maintenance issues affecting budget or safety to management.
• Schedules and performs preventative maintenance, recording activities.
• Knowledge of housing laws, codes, and policies.
• Participates in training programs.
• Provides superior customer service and maintains professional conduct.

Competencies:

• Flexibility to work any shift including weekends.
• Knowledge of safe use of cleaning agents and equipment.
• Mathematical skills including addition, subtraction, multiplication, division, and interpreting graphs.
• Valid Driver's License; CPO and EPA 608 Type II certifications preferred.
• Adherence to safety policies.

Education & Experience:

• High School Diploma, GED, or vocational training.
• Minimum 3 years related experience.
• EPA 608 Type II or CPO certification required.

Work Environment & Physical Demands:

This role involves working in a professional office environment and traveling between properties, often outdoors in varying weather conditions. Physical demands include lifting up to 100 pounds, climbing stairs, and standing or sitting for extended periods.
