Position Overview

Prepare detailed estimates for Mechanical, Plumbing, Fire Protection, Electrical, Technology, and Low Voltage (MEP) trades based on design documents, narratives, and specifications. The role focuses on project costing from conceptual design through construction documents and beyond.

Essential Duties & Responsibilities
  • Communicate mechanical and electrical estimates and scopes of work to Turner staff, architects, engineers, and owners.
  • Prepare quantity take‑offs, analysis, estimates, and studies for all MEP system items incorporated in the assigned scope from conceptual design through completed construction documents.
  • Analyze existing site conditions and contract documents to determine required scope not already indicated.
  • Develop working relationships with local material suppliers and equipment vendors to solicit accurate and current pricing for plumbing fixtures, HVAC equipment, piping, sheet metal material, lighting, distribution equipment, low voltage systems, and other materials.
  • Build and maintain a list of qualified bidders for all MEP trades by developing relationships with local trade partners.
  • Perform constructability analysis of project documents and communicate design and constructability issues to the project team in accordance with the project contract.
  • Provide first cost analysis and participate in life cycle analysis with Design team.
  • Ensure General Conditions and General Requirements items are properly addressed in estimates, including temporary heating/cooling, electrical, power, lighting, and estimating of electrical and natural gas consumption during construction.
  • Coordinate equipment pricing with Source Blue for all MEP estimates.
  • Develop value analysis to define cost‑efficient alternatives to proposed MEP systems, materials, and equipment.
  • Act as liaison with engineers, design consultants, trade partners, Turner staff, and owner's representatives to resolve MEP issues related to preconstruction efforts.
  • Prepare and assemble estimates and proposals for different contract types (e.g., lump sum, GMP, Cost Plus).
  • Participate in estimate reviews with Design team and client.
  • Participate in project hand‑off to Operations and conduct proper transfer of knowledge from Preconstruction to Operations.
  • Assist in authoring scope requisitions for bidding/procurement of MEP systems; coordinate with fellow estimators to eliminate scope gaps and overlaps.
  • Evaluate subcontractor proposals relative to their scope of work, determine scope coverage, and manage risk of scope gaps.
  • Assist project staff in evaluating large change orders.
  • Gather and analyze bid data for projects using Turner system breakdown sheets; maintain a historical cost database.
  • Utilize quantification and cost estimating tools and/or software in use by local business unit.
  • May supervise Assistant MEP Estimators, Estimating Assistants, and/or Interns.
  • Perform other activities, duties, and responsibilities as assigned.
Qualifications
  • Bachelor's Degree in Engineering, Architecture, Construction Management, or a related field; at least 3 years of related MEP estimating experience or equivalent combination of education, training, and experience.
  • Knowledge of Mechanical, Plumbing, Fire Protection, Electrical, Technology, and Low Voltage systems.
  • Strong critical‑thinking skills for interpreting contract documents, drawings, specifications, scopes of work, and project schedules to formulate comprehensive cost analysis.
  • Ability to collaborate with vendors, trade partners, and project team members.
  • Professional written and verbal communication skills, including the ability to deliver presentations confidently.
  • Proficient computer skills, including Microsoft Office and the ability to adapt quickly to new technology.
  • Supervisory experience is desired.
Physical Demands

The role frequently requires sitting, using hands, handling objects, reaching, talking, and hearing. Frequent computer use is required. The employee must regularly lift or move up to 15 pounds and occasionally lift or move up to 50 pounds. Occasional travel and on‑site work may be required.

Work Environment

Work is primarily performed in an office or remote setting. Occasionally, the employee may work at construction sites with exposure to machinery, open areas, fumes, weather, and electrical hazards. Noise levels vary from quiet to moderate or loud. The employee must comply with company safety policies and applicable laws.
