Operating Engineer- JLL
As an Operating Engineer at JLL, you'll play a vital role in maintaining the operational excellence of critical facility systems across our client properties. This hands-on position requires demonstrated technical expertise in one primary craft area—whether Electrical, HVAC, Piping/Plumbing, or Central Utility Plant Operations—while developing multi-skilled capabilities across other trades to successfully execute daily and weekly assignments. You'll take ownership of comprehensive facility services including preventative maintenance programs, inventory control, contractor coordination, and hands-on repairs across mechanical, plumbing, structural, fire/life safety, and control systems. What your day-to-day will look like:
- Perform maintenance, monitoring, and repairs to mechanical, plumbing, structural, furniture, fire/life safety, and control systems to keep facility and building systems up to applicable standards
- Maintain responsibility for facility services including preventative maintenance execution, purchasing and inventory control, contracted maintenance oversight, and general maintenance tasks
- Clean, inspect, calibrate, and change parts on HVAC systems and associated equipment to maintain optimum performance levels and system reliability
- Record system readings and make necessary adjustments to ensure proper operation of equipment while documenting findings in maintenance management systems
- Monitor the quality and pricing of maintenance work performed by outside contractors to ensure cost-effectiveness and adherence to facility standards
- Comply with departmental policies for safe storage, usage, and disposal of hazardous materials while maintaining a clean and safe workplace environment
- Perform periodic checks of tool and instrument inventory to ensure proper maintenance and availability of equipment needed for daily operations
• High school diploma or GED equivalent
• 2-4 years of experience maintaining and repairing commercial building systems
• Ability to analyze the operation of various commercial or industrial mechanical, electrical, plumbing, and HVAC systems, determine the cause of problems/malfunctions, and take corrective action
• Working knowledge of computer applications including Word and Excel for documentation and reporting
• Ability to bend, sit, kneel, squat, stand, reach, and lay as required to access equipment components for extended periods of time
• Willingness to work exposed to heat, sunlight, rain, cold, and both daylight and night-time hours as facility operations require
Preferred qualifications:
• EPA 608 Type II Certification for refrigerant handling
• Two years of trades schooling in electrical system design, refrigeration, and HVAC systems
• Experience with Computerized Maintenance Management Systems (CMMS) for work order tracking and preventative maintenance scheduling
• Proficiency in Microsoft Office Suite including advanced Excel for data analysis and reporting

M-F 7:00AM - 4:00 PM
